Main purpose of the job:
* To provide efficient and effective oversight of complex works.
* Conduct detailed property inspections to identify disrepair issues, including damp, mould, structural defects, and other maintenance concerns.
* Prepare accurate, comprehensive reports and provide recommendations for remedial actions in line with legislative requirements and best practices.
* Liaise with tenants, landlords, and legal teams to investigate complaints and resolve disputes effectively.
* Ensure compliance with relevant housing legislation, including the Homes (Fitness for Human Habitation) Act 2018.
* Work collaboratively with contractors, maintenance teams, and external stakeholders to oversee repair works and ensure quality standards.
* Provide expert witness statements for legal proceedings, if required.
* Maintain up-to-date records and documentation using internal systems.
Key responsibilities:
* Survey and specify work required to ensure properties meet the DHS.
* Utilise approved contractors to organise work to a conclusion, achieving the appropriate quality within agreed timescales.
* Survey the businesses managed buildings, provide detailed condition data, and advise on the need for remedial work or inclusion into other works programmes, as required. Organise that work as directed.
* Visit sites to monitor and supervise construction works to ensure compliance with contracts, specifications, and Health & Safety regulations, and ensure volumes of work carried out compare to interim and final invoices prepared by contractors.
* Issue written site instructions to contractors to vary works within approved limits and assist in the collection of documentation to check the validity of claims for extra payments.
* Ensure works are conducted in cooperation with tenant needs and that contractors abide by the terms of their contract regarding customer care.
* Maintain robust documentation to ensure reports can be produced with other parties to resolve presenting issues.
* Provide timely progress information to keep officers and tenants (including prospective tenants) informed of progress.
* Assist in the formulation, monitoring, and reporting on key performance indicators.
* Carry out any other duties that fall within the broad spirit, scope, levels, and purpose of this job description.
