Job Title: Property Accountant
Location: Parklands/Birmingham
Main Duties:
* Calculate accruals and prepayments monthly for Rent and Franchise Fee charges in line with accounting guidelines.
* Prepare period-end reviews for the above areas, including commentary on variances to budget and forecast, highlighting any issues requiring further investigation.
* Prepare monthly Balance Sheet Reconciliations, including ageing analysis, and take action on any reconciling items within the account the following period.
* Maintain the Cashflow forecast file on a weekly basis for the quarter ahead.
* Submit sales statements to managing agents and franchisors in line with contractual deadlines.
* Ensure accurate validation and timely payment of rental and franchise fee charges.
* Complete client statement reconciliations and resolve outstanding items, ensuring no aged debt on vendor balances.
* Account for business openings and closures, ensuring correct accruals are made and promptly resolving any discrepancies with vendors.
* Respond to queries from landlords and internal stakeholders.
* Liaise with the Property legal department on key contractual terms.
* Support the Property Team Leader in audit preparation for annual and interim audits.
* Complete turnover certificates in a timely manner as they fall due.
* Record new leases and modifications under IFRS 16 accounting standards.
Essential:
* Educated to degree level or studying AAT.
* Minimum one year of accounting experience, including balance sheet or client statement reconciliations.
* Proficient in Excel, including pivots and vlookup.
* Understanding of accruals and prepayments.
* Quality conscious with attention to detail.
* Keen, enthusiastic, and questioning approach.
* Accustomed to working to tight deadlines.
* Good communication skills, both verbal and written.
* Good organisational skills.
Desirable:
* Experience with SAP System.
* Budget variance analysis.
* Previous experience working on property accounts.
