Senior Development Manager - Acquisitions
Are you a strategic and results-driven property professional with a passion for land development and acquisitions? This is a unique opportunity to play a pivotal role in identifying, securing, and delivering prime residential sites across Melbourne.
As the Senior Development Manager – Acquisitions, you will be responsible for both leading site acquisitions and driving early-stage development. You’ll manage the full front-end process, from site identification to feasibility analysis, negotiation, and council pre-approval meetings, while also supporting the broader development pipeline.
Key Responsibilities :
Acquisitions
* Site Identification & Evaluation – Source and assess residential development sites that align with strategic growth objectives.
* Market Research & Due Diligence – Utilize Areal software and industry research to evaluate site potential, zoning, and feasibility.
* Negotiation & Deal Structuring – Lead discussions with property owners, agents, and key stakeholders to secure favorable acquisition terms.
* Stakeholder Engagement – Work closely with councils, real estate agents, and consultants to streamline approvals and acquisition processes.
Development
* Front-End Project Planning – Manage feasibility studies, engineering OPCs, and initial development strategies.
* Financial Modelling – Leverage Estate Master and other financial tools to assess project viability.
* Council & Planning Approvals – Attend pre-approval meetings and liaise with councils to facilitate approvals.
* Presentation & Reporting – Prepare and deliver acquisition proposals and development strategies to senior management and stakeholders.
Skills and Experience :
* 5+ years experience in property development and acquisitions.
* Strong understanding of land development, including planning, engineering, and feasibility.
* Proven ability to source and secure off-market and strategic sites.
* Expertise in financial modelling (Estate Master), feasibility studies, and deal structuring.
* Strong network within the Melbourne property market, including agents, councils, and consultants.
* Excellent communication, negotiation, and stakeholder management skills.
