Job Description
General
East West Compass is owned by East West Connect and created for the purpose of delivering the Catalysts Reactive and potentially planned works streams Contract, with the long-term goal of providing reactive and planned maintenance services for social housing clients throughout London and the Southeast of England.
The following job description is intended as a guide and is not exhaustive. All members of staff are expected to fulfil their roles in a flexible, proactive, and problem-solving manner.
The role is a support role and future succession planning for the Operations Director to help run and grow the business.
Superiors and Subordinates
The Contracts Manager's role directly reports to the Operations Director for East West Compass work streams and reports to the East West Connect Board of Directors as required. The Contracts Manager will work closely with the Operations Director, assisting in all elements of the business including managing Financial Managers, Help Desk Managers, Project Managers, Supervisors, Engineers, and operatives.
Scope
1. To actively promote the best Health and Safety practices from conception to completion of all projects.
2. Promote the company ethos of working in an open, honest, and transparent manner at all times.
3. Responsible for ensuring that projects are delivered safely on time, within budget and to the agreed quality whilst exceeding client expectations.
4. Understand, implement, and adhere to the company SHEQ (Safety, Health, Environmental & Quality) ethos and ensure all employees and subcontractors do the same.
5. Work closely and develop long-term relations with all clients and their representatives to ensure close cooperative working.
6. Help develop the Reactive and planned work streams under the guidance of the Operations Director.
7. Assist the East West Connect Sales Manager and his team in tendering and developing new business opportunities.
8. Liaison with and direction of all East West Compass staff in connection with all elements of the planned and reactive work streams.
9. Oversee all duties required in the delivery of the works via the ongoing development of a service team.
10. Ensure all changes to policies, procedures, systems, and processes are communicated and adopted by all associated managers and staff.
11. Oversee the development of a suitable and sustainable supply chain.
12. Work with the Operations Director in overseeing and working with the commercial team to ensure robust and accurate financial reporting processes.
13. Ensure that risk is controlled/reduced and uncertainty minimized for each project.
14. Review all methodologies for works and ensure they are suitable for the works.
15. Ensure the right quality and caliber of staff are recruited.
16. Lead, motivate, communicate with, develop, appraise, and performance manage staff.
17. Ensure that poor performance is not tolerated and is remedied via support, training, or disciplinary action.
18. Recognize and encourage excellent performance.
19. Help generate internal and external cost reports for presentation to the Operations Director.
20. Act as an ambassador for East West Compass’s services.
21. Support the Operations Director in identifying business opportunities.
22. Undertake other reasonable duties as required.
Knowledge
1. Knowledge of general and reactive maintenance including building fabric and technical services.
2. Knowledge of high-quality project management and delivery processes.
3. Understanding of current legislation and good practice across the industry.
4. Understanding of the H&S at work act and current H&S legislation applicable to construction.
Skills
1. Overall understanding of all services and fabric knowledge relating to maintenance.
2. Financial understanding of project delivery and costing.
3. Good project management and delivery skills.
4. IT skills including use of Microsoft software and other platforms.
5. Good Health and Safety knowledge, IOSH or CITB qualifications.
6. Able to plan and organise work to provide on-time, on-budget projects.
7. Must have reactive maintenance, gas servicing, planned maintenance, and refurbishment experience.
Duties
1. Build and manage a team to deliver daily operations of the Reactive and planned work stream.
2. Understand, comply, and promote EAST WEST COMPASS policies and ISO procedures.
3. Encourage and assist in finding the best engineering solutions.
4. Supervise and manage all site staff and subcontractors.
5. Provide a structured approach to project planning.
6. Support and guide the framework team as required.
7. Ensure high client satisfaction is being achieved.
8. Monitor and inspect projects regularly.
9. Work with the CAFM system of Job Logic to control, plan, track, and cost work streams.
10. Continued improvement on efficiency of all work streams.
11. Understand all associated KPIs.
Meetings
1. Attend and prepare reports as required from Operations Director.
2. Conduct and attend client meetings as required.
3. Attend handover meetings for all tenders.
4. Conduct and attend post-contract review meetings.
5. Conduct and attend appraisal meetings with all subordinates.
6. Attend company staff meetings.
7. Attend company H&S meetings.
8. Attend and chair team meetings.
Job Types: Full-time, Permanent
Pay: £60,000.00-£65,000.00 per year
