Commercial Manager CSR Construction requires an experienced Commercial Manager or a Senior Quantity Surveyor, who is now ready to move into a more senior role. This position has been newly created to add to the existing commercial team of a local contractor within the Co. Down region. You will play an integral role with the operational and commercial management of this organisation. Working closely with the Commercial Director you will be responsible for: Implement commercial and procurement management and reporting systems and procedures. Evaluate and manage all contractual risks and work with the Contract Team to maximise commercial benefits of all responsible contracts. With particular focus on procurement, change management and risk mitigation, pricing of variations/compensation events and day-to-day commercial management of contracts. Negotiate and produce subcontractor contracts and rates to deliver budgets and margins Duties Implement and manage all pre and post contract commercial and procurement systems and procedures. Accurate preparation of site measurements. Forecasting of cost and value within scope of tender. Budge preparation and management. Capital and Operational budget preparation, forecasting and management. Reporting of business financial indicators. Pro-actively work within Business Development Propose and agree new rates for new scopes of works. Production of weekly/monthly reports to create monthly template. Claiming value against works done for mains and services. Responsible for risk management, commencing with review of contract documentation. Work with senior managers to plan, forecast and subsequently report project commercial performance Consolidate individual contract reports into monthly management accounts, working with finance department. Forecast and manage cash flow through submission and agreement of applications and final accounts. Work with senior management to maximise commercial benefit of all contracts and effectively manage contract variations. Ensure the necessary expertise is available to support dispute management efforts with clients and sub-contractors. Ensure commercial aspects of sub-contract accounts are managed from procurement to interim and final account agreement. Support development of Sub-Contractor and Major Supplier Contract Agreements. The Person A degree qualified and experienced Quantity Surveyor with main contracting or MEP experience. A self-starter with at least 10 yrs previous experience. Customer aware and innovative, capable of maximising contract benefits for mutual and long term benefit. Track record of exceeding business targets and KPIs. Ability to identify and resolve problems at an early stage. Accurate with good attention to detail and highly organised.
