Protech Site Services are currently recruiting for a Divisional Legal Manager for a 5* Residential Developer.
Job summary/Purpose
You will be required to manage the Divisional Legal Centre and the disposal of approximately 10,500 plots per annum together with part exchanges and the associated resales. You will manage a team of ten, responsible for ensuring the team provides an efficient plot conveyancing service to three regional Business Units, while maintaining a professional, motivated team that realizes its full potential and delivers high-quality service to both internal and external customers. You will be supported by an Assistant Divisional Legal Manager who will assist with operational, technical, and HR-related tasks.
The Department consists of a Divisional Legal Manager, an Assistant Divisional Legal Manager, Legal Support, Estate Conveyancers, and Conveyancing Assistants.
You will manage and lead an efficient, service-led, and cost-effective plot conveyancing function supporting the Business Units, especially regarding plot sales and related part exchanges, and handle various business administration matters, including issues related to closed sites and historic cases.
Primary Responsibilities
1. Inspire and lead the in-house Conveyancing Team to provide efficient estate conveyancing services to the Business Units for the sale of new homes, part exchanges, and related transactions.
2. Review and ensure appropriate resourcing within the Conveyancing team, monitor, and improve departmental performance to deliver timely, quality services.
3. Transactional work including:
4. Preparation of legal packs for plot sales
5. Infrastructure agreements for works adoption (Section 278, 38, 104, 185, 111 agreements)
6. Land Transfers/Easements to utility companies
7. Sales of surplus land and freehold reversions
8. Management Agreements and Land Transfers to Management Companies
9. Lease extensions, deeds of covenant, deeds of rectification
10. Resolving historic enquiries
Provide proactive, pragmatic legal advice to the business. Attend meetings with business units on new developments to prepare legal documents and sales packs, and coordinate regular Build/Sales Forecast meetings to track progress towards contract exchange and legal completion targets. Ensure staff at all levels receive adequate support, guidance, and training. Monitor compliance with internal policies and legal procedures. Promote the legal function as an integral part of the company's operations, facilitating policy compliance and maintaining professional standards.
Experience, Qualifications, Technical Requirements
* Qualified Solicitor, Legal Executive, or Licensed Conveyancer with proven Property Law and residential estate conveyancing experience.
* Experience managing a large team in a fast-paced environment, with skills in staff motivation, training, and development.
* Experience dealing with housebuilders and related legal issues.
* Excellent interpersonal skills to command respect across all levels.
* Proficiency in Microsoft Word, and good knowledge of Excel and PowerPoint.
