A rare opportunity has arisen in Asset Management for a progressive and driven individual with a desire to make a difference. The Senior Building Surveyor is responsible for developing and managing the Forward Planned Maintenance programme across the Places for London commercial estate, ensuring premises are safe and well maintained.
The post holder will oversee frameworks and supporting procedures to create the forward planned maintenance programmes, driving efficiencies through bundling and procurement of works. Activities involve collaborating with stakeholders, managing budgets, drawing up scopes, and ensuring timely delivery of schemes.
The Senior Building Surveyor will work alongside the surveying team to update condition surveys and asset registers, ensuring data is accurately maintained in the CAFM system. The post holder will also support the FM Helpdesk on a rotation basis, advising on reactive tasks and ensuring proper scoping prior to commissioning.
You will work in a collaborative environment to deliver a quality service that removes risk and builds capabilities.
The position sits within the Facilities Management team and reports into the Senior Property Operations Manager.
The Portfolio
The commercial portfolio comprises of circa 3500 units and over 2600 agreements generating an income of £90m per annum. The portfolio is mixed-use, comprising arches, retail units, offices, industrial, residential, land, and other miscellaneous buildings. The organisation is investing based on strategic plans to create better environments for customers and support income growth. The Senior Building Surveyor will play an important role in ensuring property assets are well maintained, reducing carbon emissions, and upholding capital and rental values.
Key Accountabilities
1. Undertake Condition Surveys and capture asset information to inform current and future programmes of work.
2. Maintain data within the CAFM system to support activities.
3. Compile Forward Planned Maintenance programmes and associated budgets, driving efficiencies through packages of work.
4. Scope, procure and project manage work programmes, aligning to Net Zero and other ESG targets.
5. Advise on technical solutions for complex reactive repairs, ensuring best value and high standards.
6. Set standards and use performance management techniques to monitor service levels. Conduct regular audits to maintain quality and resolve issues.
7. Supervise and lead subordinates, ensuring they have targets and development plans.
8. Respond appropriately to emergencies or urgent issues.
9. Implement and monitor sustainability practices and energy efficiency measures.
Knowledge
1. Relevant Degree with corporate membership of RICS or CIOB.
2. NEBOSH in Safety Management.
3. Comprehensive awareness of the regulatory and statutory compliance framework.

5. Proven experience in a multiple site environment.
6. Skilled in using property management software.
