TENANCY ADMINISTRATOR A great opportunity to join a independent Lettings Department in Leicester. They are looking to recruit an experienced Tenancy Administrator for their busy and expanding office. This role entails overseeing the entire tenancy life cycle, from marketing to post-tenancy activities, with a focus on providing exceptional service to both landlords and tenants. Key responsibilities to include: Property preparation, tenant referencing, tenancy agreement management, rent collection, addressing tenant queries, conducting rent reviews, Inspections, ensuring all certificates are up to date and ensuring smooth property handovers. The successful candidate must have a deep understanding of UK tenancy laws and regulations. Referencing & Right to Rent: Thoroughly screen potential tenants through reference checks, credit checks, and affordability assessments. Verify tenant identity and right to rent in compliance with UK immigration laws. For social housing applicants, assess eligibility based on local authority criteria. Tenancy Agreements & Onboarding: Prepare and explain legally sound tenancy agreements, ensuring tenant understanding. Collect deposits and rent, adhering to deposit protection schemes. Conduct inventory checks and key handovers. Rent Collection & Arrears Management: Implement effective rent collection systems and proactively manage arrears, following UK legal procedures. Assist tenants with understanding and managing Universal Credit payments. Support tenants in applying for and claiming Discretionary Housing Payments (DHP) when needed. Tenant Queries & Complaints: Act as the primary point of contact for tenants, addressing or referring queries and complaints professionally and efficiently. Provide guidance and support to tenants on housing benefit-related matters. Rent Reviews: Conduct periodic rent reviews, providing adequate notice and justification for any increases. Negotiate with tenants to reach mutually agreeable rent levels. Post Tenancy: Conduct final inspections and process deposit returns according to regulations and tenancy terms. Essential Skills and Knowledge: Comprehensive understanding of UK tenancy laws and regulations, including those pertaining to social housing. Full UK driving licence and has own vehicle. Excellent communication and interpersonal skills, with the ability to explain complex information clearly. Strong organisational and time-management abilities. Proactive problem-solving and conflict resolution skills. Attention to detail and ability to maintain accurate records.
