We are seeking a dedicated and experienced Property Manager to join our client, a well-established and friendly Lettings and Sales Agency based in North Bristol. This role offers an exciting opportunity to manage your own tenancy portfolio in a fast-paced and supportive environment.
Working Hours:
Monday to Friday: 08:45 - 17:30
Some Saturdays (4 to 6 per year): 09:00 - 16:00 (with a full day off during the week for each Saturday worked)

Business mileage reimbursement at 35p per mile
Key Responsibilities:
Tenancy Management:
Ensuring inventories are in place and signed off by tenants, addressing any queries or maintenance issues raised during check-in.
Coordinating gas safety, PAT testing, and ensuring all certificates are up-to-date and compliant.
Contacting landlords and tenants to discuss tenancy renewals, including negotiating rent increases.
Preparing and serving legal notices (e.g., Sections 21 and 8).
Property Inspections and Reports:
Booking property inspections, inventories, and check-outs.
Conducting inventories, check-outs, property inspections, and occasional mini-inspections for specific maintenance issues.
Maintenance Coordination:
Handling day-to-day property management queries.
Organizing maintenance tasks raised by tenants or identified during inspections.
Coordinating with contractors and ensuring jobs are completed efficiently.
Liaising with the Accounts Team to process charges for maintenance jobs, renewals, and other services.
Administrative Duties:
Managing utility account setups during tenant move-ins and move-outs.
Conducting key audits and maintaining an organized key system.
Filing and general administrative tasks to ensure smooth operations.
Ideal Candidate Profile:
Proficient in MS Excel, Word, and Outlook.
Minimum of 1 year's experience in lettings or property management.
ARLA qualification (desirable but not essential).
Strong organizational and administrative skills, with the ability to thrive in a fast-paced environment.
Excellent communication and negotiation skills, with a confident and professional manner.
Experience with property management software and knowledge of sending Section Notices and negotiating deposit refunds.
Thorough understanding of both Residential Property Management and Residential Lettings.
Must have access to a car (business mileage reimbursed at 35p per mile).
