Job Title: In-House Maintenance Person
Job Location: 28 Lyon Road, Hersham, Walton-on-Thames, KT12 3PU (multiple site locations)

Position Summary: We are seeking a skilled and reliable In-House Maintenance Person to oversee and maintain the upkeep of multiple properties. This role involves routine and emergency maintenance tasks to ensure all sites are operating efficiently, safely, and in excellent condition. The ideal candidate will possess a wide range of technical and mechanical skills and the ability to perform preventative maintenance, repairs, and troubleshooting across various sites.
Key Responsibilities:
1. Routine Maintenance & Repairs:
o Perform regular inspections of all building systems and equipment across multiple sites, including HVAC, plumbing, electrical, and structural systems.
o Complete repair and maintenance tasks, including fixing leaks, replacing light bulbs, repairing furniture, and other general maintenance duties.
2. Preventative Maintenance:
o Implement and manage a preventative maintenance schedule for each site to minimize downtime and extend the life of equipment and systems.
o Regularly assess site conditions to identify potential issues before they arise.
3. Emergency Maintenance:
o Respond promptly to emergency maintenance requests, including system breakdowns, plumbing leaks, electrical outages, etc.
o Provide quick, effective solutions to minimize disruption to operations and occupants.
4. Facility Inspections:
o Conduct thorough building inspections to ensure compliance with health and safety regulations and to identify areas needing repairs or improvements.
o Maintain accurate records of inspections, repairs, and completed maintenance tasks.
5. Vendor Management:
o Coordinate with third-party vendors and contractors for specialized repairs or services when needed.
o Ensure all contracted work meets the company's standards and complies with legal and safety requirements.
6. Safety & Compliance:
o Ensure all maintenance tasks comply with safety standards, building codes, and environmental regulations.
o Maintain a safe and clean work environment by following safety protocols and ensuring that all equipment is in good working order.
7. Equipment & Inventory Management:
o Monitor and manage the inventory of maintenance tools, supplies, and parts.
o Order replacement parts and tools as needed and track usage for cost management.
8. Communication & Reporting:
o Report regularly to the Facilities Manager or relevant supervisor on the status of maintenance projects, issues, and upcoming needs.
o Communicate effectively with site managers and staff to ensure minimal disruption during maintenance activities.
Qualifications:
* Proven experience in building maintenance or a related field (minimum of 5 years).
* Strong knowledge of mechanical, electrical, and plumbing systems.
* Experience with HVAC systems, basic carpentry, and general repairs.
* Ability to troubleshoot and resolve technical problems efficiently.
* Strong organizational skills with the ability to manage multiple tasks across different locations.
* Excellent communication and interpersonal skills.
* Valid driver’s license and reliable transportation to travel between sites.
* Ability to lift and carry and perform physical tasks as required.
* Knowledge of safety protocols and regulations related to maintenance work.
Desirable Skills:
* Certification in maintenance, electrical, plumbing, or HVAC is a plus.
* Ability to work independently and take initiative.
