X1 Sales and Lettings are looking for an articulate, experienced and accomplished Property Manager to oversee a landlord portfolio in our vibrant and friendly Manchester branch.

The Role
Responsibilities
As a Property Manager, you will oversee operations of Landlord investments ensuring these are managed effectively and maximising value for both the client and company. Your organisational abilities and strong communication skills both internally and externally will contribute to the overall success of your client investments, and market reputation of X1 brand. You will be a positive representative of the company and carry a polite and professional approach in all communication. You will have a strong business acumen, have a pro-active approach and excellent attention to detail. You will work alongside a team of other Property Managers who will support you and share the same goal. Some of the role responsibilities are as below:
1. Ensure landlords receive impeccable customer service and contribute towards positive brand reputation.
2. Proactively work with Landlords to understand investment portfolios and generate new business opportunities.
3. Co-ordinate with internal teams regarding all aspects of Landlords properties performance.
4. Review the financial performance of your sites monthly.
5. Communicate with Landlords regarding all aspects of their properties and performance in line with SLAs.
6. Conduct property visits for voids to gather appropriate landlord and property management feedback and co-ordinate with the team on marketing and dressing.
7. Ensure all notes are added to internal system(s) following any Landlord communications.
8. Authorise maintenance charges in line with SLAs.
9. Ensure high value works are completed to a satisfactory level.
10. Manage all fees charged to landlords.
11. Ensure the portfolio is bringing in all avenues of revenue.
12. Conduct property viewings with Landlords and Investors.
13. Become an expert in the market and local competitors to appropriately advise landlords.
14. Ensure annual rent reviews in line with market rate.
15. Submit weekly stats to senior leadership team.
16. Handle complaints.
17. Ensure all properties and Landlords are compliant.

Hours: favourable working hours of 9.30am - 5.00pm Monday to Thursday, 9.30am - 4.30pm Friday
Salary: We offer a competitive salary, 25 days annual leave plus bank holidays and additional paid time off over Christmas. We also give our staff complimentary use of our on-site gyms as well as many social events, awards ceremonies and treats throughout the year.
