Consultation grade - subject to formal evaluation under the Pay Equity Review Working 36.5 hours per week We are looking for someone who will work flexibly in a team as an Area Neighbourhood caretaker You will be responsible for managing both high- and low-rise properties in a defined area. You will manage a small team responsible for cleaning the properties to a high standard, for reporting repairs as required and ensuring that the properties are kept free from hazards and meet our Health and Safety standards. A good knowledge of cleaning and property management, particularly Health and Safety would be helpful but full training will be provided. You will be responsible for supervising estate caretakers on a day-to-day basis which include undertaking one to one’s, return to work interviews, identify training needs, setting targets and undertake risk assessments and dealing with any performance issues. You must have experience in dealing with difficult conversations. You will be required to: Daily patrols of the neighbourhood to improve and help maintain kerb appeal – Flytipping. Conduct Daily Block Inspections Low Rise Audits Inspection of relief rooms. Driver training to drive large vehicles (e.g Tipper) The ability to communicate with our various stakeholders. Communicate with tenants. Cover when staff are absent across the South Quadrant. A focus will also include undertaking environmental inspection and improvement works at communal sites in the wider housing neighbourhood/quadrant and completing Fire Risk Assessment duties to ensure all communal areas are kept sterile and free from obstruction. This will include activity at garage sites, drying areas, accessways and other communal sites/land in BCC Housing management. This will include cleansing, rubbish removal, clearing weeds and overgrowth, repairs and maintenance. Such activity is intended to improve/maintain the local environment.
