Commercial Manager
A house builder has a fantastic opportunity for an experienced Commercial Manager to join their Commercial Team to lead and develop a team working on a flagship development based in Manchester.
Reporting to the Commercial Director, you will be responsible for leading and directing the commercial team in developing, reviewing, and implementing the Company's strategic commercial objectives.
Key Responsibilities:
1. Ensure Development Financials are accurately monitored and reported against cash flow, programme, and the CVR.
2. Cost Reporting / CVR production - Check all costs posted correctly to each contract.
3. Ensure cashflows are checked/updated monthly for correct reporting of both outgoing and incoming costs.
4. Develop and fully integrate the 'red book' Estimating standard house cost database for company-wide use.
5. Ensure Contractors, Consultants, External Professionals, Subcontractors, and Suppliers are appointed and managed appropriately, including necessary warranties.
6. Placing Subcontractor Orders - Conduct interviews and check references; negotiate contract sums within budget; finalize costs for late variations; prepare all contract documentation and place orders.
7. Instigate and attend regular Site Project Review Meetings, driving performance.
8. Manage and coordinate the process of all formal subcontractor and client dispute resolutions.
9. Attend pre-design meetings to advise on cost implications.
10. Prepare Construction Costs - Analyze quotations from tender enquiries; monitor procurement programmes to ensure key deadlines are met; collate all cost information and prepare Cost plan for settlement meetings.
11. Arrange and adjudicate Cost Plan settlement meetings - Prepare stage payment schedules and cash flows to assist in financing the works.
12. Manage Variation Orders and Development Changes - Provide cost advice on major variations; issue revised contract drawings to subcontractors; provide pricing information for purchaser's extras.
13. Subcontractor Payments - Agree final accounts with subcontractors; ensure all sub-contract payments and notices are completed on time.
14. Client Valuations - Ensure that Quantity Surveyors hold client valuations at agreed monthly timetables and report any variances.
Skills and Experience Required:
1. Degree in Quantity Surveying/Commercial Management.
2. Previous experience working for a house builder and with JCT contracts.
3. Experience of contract law.
4. Financial and commercial awareness.
5. Ability to negotiate and influence others.
6. Mentor and support others and manage a team.
