About the Role: We are looking for a proactive and experienced Property Manager to join our team. In this role, you will take full ownership of managing a diverse portfolio of commercial assets, working closely with Asset Managers, Facilities Managers, and Operational Finance teams to maximize cash flow, ensure tenant satisfaction, and maintain properties in a "ready-to-sell" condition. Your responsibilities will include overseeing day-to-day property operations in alignment with the strategic objectives set by the Asset Manager. This will involve managing tenant relationships, financial oversight, ensuring compliance, and driving sustainability initiatives. Key Responsibilities: Manage a portfolio of assets, serving as the primary contact between Asset Managers, Facility/Centre Managers, and Operational Finance teams. Ensure robust plans, including escalation strategies, are in place for charge collection, making recommendations to Asset Managers as needed. Oversee day-to-day landlord and tenant issues, including general inquiries, statutory notices, and lease obligation enforcement. Coordinate responses to tenant applications, identifying value-add opportunities and delivering positive tenant experiences. Collaborate with Asset Managers to prepare periodic reports and support leasing activities, including property viewings and presentation. Complete annual sustainability surveys, recommending property improvements and recording tenant ESG requirements. Ensure accurate utility metering for common and demised areas, liaising with FM teams as necessary. Maintain safe, clean, and secure environments through feedback and best practices with FM resources. Address Health & Safety and compliance issues in coordination with FM staff. Conduct property inspections, tenant meetings, and submit detailed reports. Liaise with insurance brokers for claims and renewals, providing required documentation. Work with the Property Administration team to ensure the property database remains up to date. Manage rent collection, credit control processes, and debtor strategies in collaboration with Operational Finance and Asset Managers. Prepare and oversee service charge budgets, ensuring supplier contracts are cost-effective and service charges are minimized. Drive service charge reconciliations and manage invoice approvals in line with performance KPIs. Support junior and Graduate Property Managers with their professional development. Competencies & Skills: Background in Commercial Property Management. Preference is RICS qualified but we will also consider candidates who have around 3 years of relevant commercial Property Manager experience. Financial literacy and familiarity with business plans and asset performance metrics. Excellent interpersonal skills to engage with senior leadership, tenants, and stakeholders. A problem-solving mindset with the ability to design and implement solutions. Collaborative and willing to share knowledge across teams. Positive and proactive approach to all aspects of property management.
