The Role
Property Manager and Lettings Negotiator is a role within the business. In brief the role involves managing the letting and day-to-day operations of rental properties within our portfolio whilst also supporting business growth. The role includes letting properties, arranging repairs and maintenance, conducting regular property inspections, and handling tenant complaints and issues.
Responsibilities:
Lettings Process: Handle prospective tenant enquiries, conduct viewings, manage the application process, undertake credit, Right to Rent and reference checks, prepare tenancy agreements, and ensure all legal requirements are met.
Marketing and Advertising: Promote vacant properties through various channels, arrange professional photography, and write property descriptions to attract potential tenants.
Property Maintenance: Arrange repairs and maintenance in line with company standards and timescales.
Tenant Relations: Ensure and maintain positive relationships with tenants, encouraging feedback throughout the marketing and tenancy period.
Landlord Liaison: Act as a point of contact for landlords within your portfolio, providing regular updates, managing financial aspects, and ensuring a thorough understanding of compliance responsibilities.
Financial Management: Monitor income and expenses, ensuring funds are on account before instructing works.
Property Inspections: Undertake Move in and Check out Inventories, and regularly inspect properties for proactive and reactive maintenance requirements.
Cross-Selling: Upselling of partner services, such as financial services, utility and insurance.
Record keeping: Maintain records of income, expenses, signed leases, complaints, and maintenance
Compliance: Ensuring properties meet safety and legal standards, staying updated with housing laws, and managing deposit registrations and returns.
