CHP has a fantastic opportunity for a Senior Portfolio Manager to join our Property and Operations team on a permanent basis. The post holder will report to the Contracts & Operations Director, with responsibility and accountability for the performance of a Regional property portfolio. They will lead, empower, and manage their direct reports in fulfilling the responsibilities in the Head Tenant role and the landlord role to the buildings' tenants.
Main duties of the job
1. The post holder and their direct reports will be the formal Tenant Representative for the buildings in their region.
2. Budget holder and accountable for the financial performance of the Regional property portfolio.
3. Responsible for ensuring the portfolio is managed in accordance with the various contracts such as LPA's and ULPA's, demonstrating performance and delivering service improvements.
4. Working with others to deliver improved utilisation, regularisation, void reduction, and delivering social value through the portfolio.
5. Plan and support the delivery of a pipeline of variations to meet customer requirements.
6. Liaise, escalate, and challenge landlords and tenants to deliver contractual requirements.
7. Negotiate and progress the completion of any lease or alienation activity, rent reviews, or tenancy changes.
8. Take ownership to ensure the accuracy of data held within the PMDB and other systems, including contact details within the Region.
9. Deliver support to Variation activity through the Head Tenant role and sign off any quotations and supplemental changes.
10. Responsibility for providing assurance that all Service Charge items are correct, transparent, and value for money.
11. Responsibility for providing assurance that utility and other contract efficiencies support value for money for the estate.

Job responsibilities
The post holder will provide support and guidance for their direct reports in managing their local delivery teams as part of the building management function and principal contacts for tenants in our buildings. They will act as both the escalation and resolution point for any property and operational issues. The post holder is responsible for the day-to-day running of the Regional property and operations team. They will identify and deliver service improvements and ensure the required operational compliance, standards, and services are delivered across their Region. The role will be based in any of our North East locations.

* Educated to degree standard.
* Professional Qualification such as RICS or BIFM.
Experience
