A friendly local serviced/managed office provider is looking to recruit a General Manager responsible for running this single-site Business Centre in Swindon to ensure maximum occupancy and the smooth running of the building, delivering first class customer service, development of staff and to maintain budgetary control. Your role will be a blend of CEO + COO responsibilities, you will work closely with the Board as well as the small team within the business. High levels of lettings activity, excellent customer service and customer satisfaction are the main focus of the role.
You should have both strategic and operational business experience including relationship management, sales & marketing, facilities management, finance and staff management. You will have a strategic role with full P&L responsibility whilst being a hands-on operator. You need to be pragmatic and be ready to hit the ground running. You will be managing a staff of 10 employees and a turnover in the range of £1m a year.
Your duties will include the following:
1. Develop and implement strategic plans, including agreeing annual budget setting in conjunction with the Board. Agree and implement Sales and Marketing strategy including operation of the sales funnel.
2. Oversee performance management and employee development. Manage absence and poor performance in line with company policies and procedures.
3. Ensure adherence to legal and regulatory requirements. Ensure that Health & Safety Policies and Procedures are adhered to and ensure that they are followed in line with the employees’ responsibilities.
4. Build and maintain excellent working relationships with business partners, including technology providers, brokers, agents and key clients.
5. Build and maintain strong relationships with all clients. Conduct mystery shopping monthly and incorporate feedback accordingly.
6. Oversee the day-to-day operation of the Centre. Monitor key performance indicators for various aspects of the business. Keep contingency plans for potential crises or disruptions up to date.
7. Oversee and direct the work of the café manager and the café operations (including use of the café for events).
8. Manage the facilities including building maintenance and capital expenditure. Be accountable for the aesthetics of the building ensuring a high visual standard is achieved.
9. Prepare and present regular reports to the Board on business performance and strategic initiatives.
10. Be an ambassador for the Centre at networking events and foster positive relationships with local stakeholders.
Successful candidates will have:
1. Substantial managerial experience in a similar role (flexible managed office space). The Centre also operates a café. Experience from hospitality industry is desirable, although not essential.
2. Track record of developing and executing successful business strategies. Proven ability to identify new opportunities and convert leads into clients.
3. Expertise in overseeing day-to-day business operations. Basic understanding or experience of provisioning voice and data services is desirable.
4. P&L responsibility, even if only in connection with own business. Proficiency in financial analysis, budgeting, and forecasting. A good understanding of operational finance.
5. Sales and negotiation skills including face to face management of customer relationships. Capacity to build strong relationships and manage diverse teams.
6. Facilities management experience with P&L or budget responsibility.
