Ox Living is a fast-growing HMO property management and development company based in Oxfordshire. With a current portfolio of 500 rooms and ambitious plans to expand to 1,000 rooms in the next three years, we are seeking an experienced Head of Finance to lead our finance function and support our strategic growth.
Ox Living operates under a group structure, consisting of a management SPV, 9 SPV holding companies, and a development SPV. This role is critical in ensuring financial oversight, managing intercompany transactions, optimising tax and funding strategies, and driving financial performance.
Role Overview
As Head of Finance, you will report directly to the MD and work closely with senior management to drive financial strategy, manage risk, and support growth initiatives. You will be responsible for financial reporting, cash flow management, taxation, property deal analysis, and investment planning across the group.
This role also involves leading and developing the finance team (two Management Accountants and two Finance Assistants) while improving financial systems and reporting.
Key Responsibilities
1. Oversee all financial operations across Ox Living’s management and SPV structure.
2. Prepare the monthly board reporting pack, including:
3. Management accounts
4. Updated forecast projections vs. budget
5. Cash flow analysis
6. Develop and maintain cash flow forecasts to ensure financial stability across all SPVs.
7. Ensure accurate and timely intercompany accounting, managing transactions between multiple SPVs.
8. Lead the annual budgeting process and provide monthly company forecast updates.
9. Implement financial controls to protect assets and optimise operational efficiency.
Strategic Growth & Investment Planning
1. Conduct property purchase & development deal analysis to support acquisitions and financing.
2. Work closely with external advisors on tax-efficient structures for development projects.
3. Assist in raising finance, including liaising with lenders, investors, and financial institutions.
4. Oversee & manage all development loans and property refinances to optimise capital structure.
5. Lead financial due diligence for property acquisitions, development projects, and refinancing.
Tax Compliance & Risk Management
1. Ensure compliance with HMRC regulations, VAT, SDLT, and corporate tax obligations.
2. Manage tax planning strategies across SPVs to maximise efficiency and minimise liabilities.
3. Oversee legal and regulatory compliance in collaboration with external advisors.
4. Liaise with auditors, tax advisors, and legal teams for year-end accounts and compliance.
5. Implement risk management strategies, including ensuring adherence to lender covenants.
6. Manage and develop the finance team (two Management Accountants & two Finance Assistants).
7. Implement finance systems and automation tools to improve reporting efficiency.
8. Oversee accounts payable/receivable and ensure tenant rent collection processes are optimised.
9. Prepare investor monthly reports, ensuring transparency and financial performance tracking.
Key Skills & Experience
1. Fully qualified accountant (ACA, ACCA, or CIMA).
2. 5+ years of experience in a senior finance role, preferably in real estate, property investment, or development.
3. Strong understanding of SPV structures, intercompany accounting, and tax planning.
4. Proven ability to manage cash flow forecasting, refinancing, and investor reporting.
5. Experience liaising with banks, lenders, and private investors for funding purposes.
6. Advanced knowledge of Xero, QuickBooks.
7. Hands-on, strategic thinker with strong commercial awareness.
