ABOUT THE ROLE
Fortitudo is seeking an experienced Land Manager to contribute towards the company’s acquisition targets. The main purpose of the role is to identify and secure opportunities on appropriate contractually and commercially sound terms across multiple asset classes, predominantly in the PBSA or roadside retail space.
MAIN DUTIES AND RESPONSIBILITIES
Land Identification
* Maintain a high-profile with external property contacts by establishing and maintaining effective working relationships with local authorities, agents, and landowners.
* Actively contribute to the development of the mixed-use strategy of the business.
Land Appraisal
* Develop and maintain a full understanding of the Fortitudo appraisal system and the internal procedures involved in investigating, reporting, and purchasing land.
* Develop and maintain a sound knowledge of the planning system, working closely with planning and technical teams and external consultants, and monitor site progress through to implementable consent.
Land Acquisition
* With minimal supervision, responsible for acquiring land opportunities and developing detailed knowledge of development opportunities and competitor activity.
* Enter negotiations and formulate offers to pursue land opportunities to meet company requirements.
* Maintain knowledge of technical aspects of land acquisition and development, including legal agreements.
* Develop understanding of legal issues related to land deals.
* Formulate offers, coordinate investigations, negotiate with authorities, agents, and lawyers, and oversee contracts until legal completion, liaising with internal departments accordingly.
THE PERSON
* Experience in PBSA or roadside retail development is essential.
* Personable with effective stakeholder communication skills.
* Ability to work collaboratively and independently.
* Strong critical thinking skills.
* Proficient in MS Office suite.
* Demonstrates initiative and innovative thinking.
* Practical technical knowledge with good financial and commercial acumen.
* Resilient, able to manage pressure, especially with off-market opportunities.
GENERAL
* Salary negotiable based on experience.
* Company car or allowance.
* 35 days of annual leave, including Bank Holidays.
* Working hours: 0800 to 1700, Monday to Friday. Attendance at the office 5 days a week required.
