EQUANS is looking for a Project Manager to join our team in Birmingham on a permanent basis at Sandwell and Birmingham Hospitals. This is a full time role working 37.5 hours per week. On offer is a competitive salary and benefits package.
General Overview:
Manage the site delivery of small Fabric, M&E Lifecycle & Variation projects as part of the project delivery team on site, to manage site design, contract management, financial management, H&S, site management, snagging and handover of every project, as required.
Key Responsibilities:
1. Manage works implementation to ensure projects are delivered safely; on time; on budget and are to a high standard from inception to final account stage.
2. Ensure the project pipeline is managed in accordance with all contractual KPI requirements, while complying with Equans internal governance processes.
3. Make sure project risks are identified and managed through effective mitigation measures.
4. Full responsibility for all finances in relation to the allocated projects, including the correct invoicing of, WIP management, implementation of Contractual documents and monthly finance reporting to the business.
5. Oversee the co-ordination of operatives, sub-contractors and suppliers in a planned and controlled manner ensuring efficiency and minimising costs.
6. Complete the contract negotiation process; project costs and delivery timescales; identifying possible conflict and problem solving as required.
7. Act as a point of contact, managing relationships with all stakeholders, consultants, and service providers, with emphasis on client satisfaction and business excellence.
8. Implement and comply with Equans policies and procedures, all legal requirements and best practice within Equans including regular safety inspections within the allocated business area.
9. Ensure that all works are being carried out in compliance with: Statute, Contract Requirements, Regulations, ACOP’s and Guidance (HTM’s).
10. Participate in regular Project meetings with the Project Company & Trust.
11. Completion of CDM duties as Principal Designer & Principal contractor and review of risk assessments for on-site work activities.
12. Managing and resolving incidents of non-compliance across the project in line with Contract and Company Requirements.
13. Produce progress and other reports, as requested, to a high standard.
14. Requirement to work within a 24hr Hospital environment (as appropriate).
15. Support/cover the other teams’ members from time to time.
16. Attend as required Health & Safety forums with staff and the client on a regular basis.
17. Responsible for bringing to the attention of the Senior Project Manager and all Senior Management any unsafe working conditions, working practices, unsafe plant or equipment encountered during the execution of duties including reporting on the company AIM’s system.
18. To attend and participate in Training courses as required and to undertake any training in the future as may be required to ensure the duties of the post are effectively carried out or as required by the Senior Management Team.
19. Responsible for maintaining comprehensive compliance records.
20. Any other duties deemed required by the Senior Project Manager.
Impact:
The team will typically be delivering 50 projects at any one time ranging from £1k to 1M+, comprising small works, minor maintenance projects to larger and more complex lifecycle and capital works. Projects are run to tight and pre-determined timescales within the constraints of the site contract.
Detailed discussions with Trust end-users and careful planning are required to ensure that works proceed with the minimum of disruption to building users.
Translate, from the client project scope, the preparation of specifications, design drawings and tender documents, in full compliance with all statutory requirements including CDM and Health & Safety.
Ensuring snagging and defects are managed and closed-out within the specified contractual limits.
Supervising contractors, liaising with clients and other company departments during projects where necessary.
Monitor working procedures, workmanship, and performance of contractors with particular regard to health and safety. Consult closely with Technical Services, and Estates Maintenance Managers to assist with monitoring and performance measurement.
Complexity:
We are looking for a driven individual to add expertise and dimension to the projects team at the Hospital. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a hospital environment is a pre-requisite.
Qualifications or Required Experience:
1. Experience operating in the public and / or private FM sector with a demonstrable track record of directly managing small Fabric, M&E Project works within a large and complex estate is essential, preferably within a Healthcare environment.
2. Self-starter, able to work on own initiative as a conscientious team player.
3. Organised communicator with strong inter-personal skills.
4. High level of verbal, written and numeric skills and must be computer literate with knowledge of CAFM systems and all Microsoft Office packages. Computer-literate (MS Office based Products: Excel, Word, Project & PowerPoint) with a sound knowledge of CAFM/estates and project management systems.
5. Ability to show understanding of Local Authority legislation, Planning Applications, Fire and Building Regulations Approvals.
6. A sound knowledge of building and engineering services design and associated British Standards.
7. A sound knowledge of the Health and Safety at Work Act; Construction Design and Management Regulations and other relevant statutory requirements.
8. Must be able to manage people/contractors, be self-motivating, able to work on own initiative, liaise and delegate effectively with staff operating in a multi-disciplinary environment.
9. A sound knowledge of the Health and Safety at Work Act, the Construction Design and Management Regulations 2015 and other relevant statutory requirements will be required.
Desirable:
1. HNC/HND or equivalent qualification in a building/construction or engineering discipline.
2. Site Managers Safety Training Scheme (SMSTS).
3. Experience & knowledge of the duties under CDM.
4. Experience & knowledge of Passive Fire Protection (PFP) requirements.
