With a portfolio of over 3000 units and a commitment to providing excellent living conditions for our tenants, we need a robust individual to help us uphold our high standards. The Re-Let Manager at DWP Housing Partnership is a key role responsible for managing the company's Re -Let properties. This role involves overseeing a team of approximately 35 operatives, ensuring the efficient and cost-effective inspection and preparation of ready -to let DWP properties. The position requires close communication with internal teams, contractors and local councils. The Re-Let Maintenance Manager will report directly to the Head of Maintenance and will be instrumental in upholding the company's standards and Health & Safety requirements. Key Responsibilities A summary of the key responsibilities for this role are: Certification and Compliance Ensure all required certifications (NIC, EPC, Gas, Asbestos) are in place for void properties at the handover stage. Liaise with external contractors to meet certification timelines. Arrange asbestos surveys for properties built pre-1999, as required. Inspections and Tenant Communication: Conduct pre inspections, set expectations and outline potential charges. Perform final inspections, document property conditions, and process applicable charges or deposit refunds. Schedule necessary repairs and prioritize properties for re-letting. Find the best approach to handle tenant disputes regarding charges, negotiate resolutions, and arrange payment plans where necessary. Address post-move-in issues reported by tenants and schedule necessary trades. Operational and Financial Management: Maintain fleet vehicles, arrange repairs, and ensure regular checks are completed. Address issues related to vehicle tracking Review and approve invoices, monitor material costs, and ensure appropriate tool usage. Staff Management: Conduct appraisals and monitor Re-Let team performance, providing guidance and support for improvement. Deal with any staff issues raised and act with proactive approach to resolve them Upholding Health & Safety Standards: Responsible for ensuring that all repairs and maintenance work are carried out in accordance with health and safety standards. Regularly visit sites to oversee progress, address structural issues, and ensure compliance with Building Regulations. Property Records Management: Maintain and update accurate property records.
