Overriding Objective: Reporting into the PPMC Board, the overriding purpose of the role is to shadow project manage developer remediation (Bellway) and stakeholder relations. This will include works to the communal areas and arranging access to people’s homes to facilitate works, and decanting some homes as required. The successful candidate will be the eyes and ears of the ManCo, act as a conduit for communications with Bellway, and ensure that works carried out are those agreed by fire engineers. Hence, a broad understanding of Fire and Building Safety works and procurement methods is essential.

Responsibilities:
* Project Schedule: Track the project schedule, materials, methods, workmanship, and hold the Contractors accountable regarding overnight fire safety, access, site protection, e.g., the integrity of alarms and waking watch, using the App provided to record daily checks.
* Planning Access: Work constructively with all stakeholders, plan/arrange timely access/alternative accommodation to preserve project sequencing. Inspect and ensure protection of work areas. Check contractor RAMS and Permits to Work documenting appropriately. Work with Acuity Law to ensure that licenses are in place together for any temporary works accommodation and check compliance with the same.
* Interim Protections: Complete PEEPs (Personal Emergency Evacuation Plans) as required, arranging interim fire safety protections.
* Cost Control: Manage costs for interim fire safety equipment, waking watch, fire alarm battery replacement, alternative accommodation, etc., and account this monthly to Bellway for reimbursement, chase payment to preserve Client cash flow.
* Reporting: Report weekly to the PPMC Board. Attend stakeholder meetings on site and via Zoom. Create homeowner-friendly updates on milestones/progress to manage expectations, including weekly photo schedules.
* Quality Assurance: Monitor safe storage of materials, progress (methods, materials, workmanship), and review and report to Client departures from intended process/QA.
* Waste: Walk the site daily to ensure no escape of polluting materials due to wind or during works with the site foreman and complete checklists to confirm that the local habitat is protected - using the App provided to record daily checks.
* Gathering In: Gather in end of job QA, EWS1’s, and build the Building Safety File in accordance with procedures.
Note: There will be occasional requirements to work outside of normal business hours during peak periods, such as at works completions and move-in/out, and to support planning meetings as needed.
Skills & Experience Must-Haves:
The successful candidate will have a background in construction stakeholder management, a strong understanding of compliance and fire safety, and experience of coordinating large scale, fast-paced projects. They will also have experience in delivering best-in-class customer service and be the type of person who can build relationships with superb communication skills.
Needless to say, the applicant will commit to challenging goals and deliver consistently against these, possess commercial acumen with excellent planning, budgeting, and operational reporting skills, and work always ethically with strong integrity.
