About the role
We are seeking a dedicated and responsible Property Operations Manager to oversee the maintenance, operations, business development, and general upkeep of a newly acquired property.
This is a hands-on role, requiring an individual to take charge of the site, ensuring its cleanliness, security, and operational readiness while managing access for various parties, hiring employees, promoting the businesses, and managing it.
Should this position be done well, it can lead to a promotion to a General Manager position.
Key Responsibilities
1. Take over the property from the previous owner, ensuring a smooth transition of all responsibilities.
2. Act as the main point of contact on-site, providing access to contractors, surveyors, service providers, and other necessary personnel.
3. Ensure the property is kept clean, well-maintained, and presentable at all times.
4. Oversee utility management, including monitoring bills, ensuring timely payments, and coordinating with service providers (electricity, water, gas, waste management, etc.).
5. Conduct regular inspections to identify and address any maintenance issues, reporting and coordinating repairs as needed.
6. Arrange and oversee routine cleaning, minor repairs, and general upkeep.
7. Liaise with external contractors for maintenance work, ensuring quality service and cost-effectiveness.
8. Ensure the property remains secure, including checking locks, gates, and access points regularly.
9. Manage any ad hoc property-related tasks as required.
Person Specification
Essential:
1. Previous experience in property/facilities management, caretaking, or a similar role.
2. Highly responsible and reliable with the ability to work independently.
3. Strong organisational and problem-solving skills.
4. Good communication skills, with the ability to liaise with contractors, suppliers, and relevant personnel.
5. Hands-on approach, capable of conducting minor cleaning and maintenance tasks when required.
6. Basic understanding of utilities management.
Desirable:
1. Knowledge of health & safety compliance.
2. Experience managing access and security for a commercial or residential property.
3. Familiarity with contractor and service provider management.
