The Team & Focus of the Role\n\nWe have a new role for a Property Manager to support the Pochin Estate, a major Client, with a fantastic opportunity to be based at the Barkby Estate Office supported by local FG offices, Ashby de la Zouch and Market Harborough. This rewarding role has come through the growth plans of the Pochin family and its future ambitions to enhance, evolve and preserve their property interests.\n\nAs a property manager, you will be working closely with the Pochin family and its Estate Management team. The role has the benefit of being supported by a specialist team at FG with the opportunity to be based at the Barkby Estate office with a ‘hands on’ Property Management position for the Barkby Estate and various land holdings owned by the Pochin family.\n\nThis is a permanent full-time position on a 37.5 hour contract (Monday – Friday, 9am – 5.30pm), with flexible working by agreement.\n\nIn return, beyond your base salary you will be included in:\n\n * A discretionary bonus scheme\n\n * A generous holiday scheme plus your birthday off and two extra half days allocated for Christmas Eve & New Years Eve\n\nDuties will include:\n\n * Predominantly residential property management, including inspection, checking compliance and lettings, including being the point of contact for residential tenants,\n\n * Overseeing property maintenance, including managing in-house maintenance staff, liaising with contractors and tenants to facilitate tenancy obligations on behalf of the Landlord (or where appropriate, working alongside building surveyors for projects of a certain value/scale/specialism).\n\n * Liaising with various stakeholders and 3rd parties to ensure the smooth running of day to day matters, in accordance with the Estate’s objectives.\n\n * Compliance management to include reviewing and uploading documents and instructing contractors on routine repairs and maintenance\n\n * Maintaining and updating property and tenancy data in our property management software\n\n * Creating and maintaining a variety of documentation for Estate records, such as tenancy agreements, rent review notices, compliance certificates.\n\n * Ensuring the Estate files (paper or electronic) are organised, together with general administration associated with property management duties.\n\n * Utility meter readings, organising re-charges and chasing up payments (including rent payments).\n\n * Supporting, where appropriate, the wider Estate Management team with day to day and strategic tasks, such as finance and budgeting, depending on experience.\n\n * Possible team management responsibility, depending on experience.\n\n * Co-ordinating insurance schedules and possibly claims, depending on experience.\n\n * Maintaining records of and organising estate staff training and staff welfare.\n\n * Vehicle and equipment registers, inspections, and organising required maintenance.\n\n * Implementing Health and Safety polices and recommendations in conjunction with an appointed advisor.\n\nThe successful candidate will have...\n\n * First-class work prioritisation\n\n * Great organisational and communication skills\n\n * Strong attention to detail\n\n * Excellent IT skills\n\n * The desire to learn quickly and knowledge share\n\n * The ability to build and maintain positive & proactive relationships with a wide range of people\n\n * The ability to work effectively within a team and independently\n\n * Driving licence\n\nWhy Pochin Estate?\n\nThe Pochin Estate can trace its land holdings in the area back to the 12th century and some 26 generations on from then, is now looking forward to the next 800 years.
