PROJECT:
A new development of energy efficient high specification 3 & 4 bedroom homes, including 1 & 2 bedroom apartments and five serviced self-build plots just north of Oxford, conveniently located for Oxford Parkway Railway Station.
MAIN PURPOSE:
To support the Project/Site Manager in achieving and maintaining a high quality of finish to all aspects of the development.
KEY TASKS:
1. Be fully conversant and comply with the procedures as set out for the Building Department. Regularly review all procedures to ensure they remain live and appropriate.
1. Comply with all health and safety requirements, including: wearing correct PPE at all times, site safety rules, safety instructions and training, risk assessments and method statements, duties and responsibilities under the Company’s health and safety policy.
1. Support the Project/Site Manager to plan and organise the site in accordance with the constraints set. Produce and issue 12 week detailed finishings programmes. Issuing to subcontractors with copies to the Project/Site Manager.
1. Achieve a high quality of finish both internally and externally to all units, from either post drylining (or a stage agreed by the Building Manager) to Stage 4, by carrying out inspections and ensuring all remedial and touch works required following those inspections are completed.
1. Ensure all works are carried out in accordance with the original specification and plot specific schedule as applicable.
1. Ensure all work is carried out in a clean, tidy and safe manner to ensure the best presentation of the unit whilst works are being undertaken.
1. Carry out remedial works as required, to achieve the required finish, ensuring work areas are protected as required at all times. Manage contractors to ensure any works required are completed to a high quality, minimising any further damage from their works.
1. Inspect units prior to any stage inspection, ensuring all works are compliant. Manage or complete works required to achieve compliance.
1. Assist to ensure the timely rectification of all post-handover defects, within the agreed timescale, up to the point when the Building Manager passes the completed site to the Customer Care Department.
OTHER TASKS:
* Foster a positive and productive working relationship with all who come into contact with the site. Deal with customers, visitors, the public and Company staff in a courteous manner to promote a good image of the Company.
* Monitor and check setting out carried out by subcontractors to ensure accuracy prior to commencement of building and as required during construction.
* Assist with training and development of any appropriate staff
