We are currently recruiting for a client who is looking for a Caretaker / Maintenance Co-ordinator to work over various sites between Burnley and Blackburn. This is a very varied and rewarding position and would suit someone who is well-organised and takes pride in their work. The successful candidate must have a full UK driving licence and have access to their own vehicle.
Responsibilities:
1. Co-ordinate and provide practical day-to-day maintenance of various sites.
2. Act as a Caretaker & key holder, carrying out security procedures for buildings and grounds.
3. Respond to calls outside normal working hours due to break-ins or burglar alarms.
4. Deal with enquiries from workers and contractors, managing contractor activity on-site.
5. Monitor the work of cleaning and maintenance staff to ensure high standards.
6. Assume initial responsibility for resolving all site-related issues and identifying maintenance requirements.
7. Assist in drawing up site maintenance plans and specifications for contractors.
8. Identify building fabric and services defects, diagnose faults, and specify repairs.
9. Monitor the progress of projects involving outside contractors.
10. Manage the grounds maintenance function and contracts where applicable.
11. Undertake general caretaking duties, practical repairs, and basic maintenance tasks.
12. Ensure all caretaking equipment is safe and in working condition, arranging repairs as needed.
13. Arrange for the site services team to carry out first-line repairs.
14. Order and manage equipment and consumables for repairs.
15. Conduct site assessments for Maintenance, Health & Safety, Facilities, and statutory compliance tests.
16. Log, update, and manage all activities.
17. Liaise with and manage third-party suppliers to resolve Health and Safety issues.
18. Responsible for all aspects of Health and Safety connected with the premises.
19. Ensure staff are aware of COSHH legislation.
20. Undertake regular testing of burglar and fire alarm systems, maintaining appropriate records.
21. Conduct unsupervised checks and tests of building services and systems.
Hours of work: 37.5 hours per week between 7am - 6pm.
