Job Title: Mechanical Estates Manager

Hours: 37.5 hours per week, on-call rota and any ad-hoc requirements

Responsible to: Head of Estates / Deputy Head of Estates
Accountable to: Operational Team and Trades staff, Specialist Technicians, Estates Supervisors
Key Responsibilities:
Oversee engineering mechanical services for the hospital site.
Ensure estates services meet the Trust’s operational needs, delivering efficient, high-quality services.
Provide technical advice to the Head of Estates, Trust staff, external contractors, and consultants.
Ensure compliance with Statutory Standards, Health & Safety Guidance, COSHH, and NHS Executive Directives.
Manage engineering maintenance and act as Trust Clerk of Works for site inspections, testing, and commissioning.
Ensure maintenance, testing, and commissioning of specialist services (piped medical gases, theatre air testing, boiler house, etc.).
Monitor and review the Planned Preventative Maintenance (PPM) system, ensuring statutory and mandatory compliance.
Lead governance issues, including incident/complaints management, risk assessments, and Health & Safety compliance.
Act as Authorised Person (AP) for relevant building systems (e.g., medical gases, HVAC).
Implement and maintain site asset register, overseeing minor schemes and Capital Works.
Monitor performance, develop objectives, and conduct performance reviews for staff.
Ensure adherence to Trust policies on sickness, attendance, dress code, and conduct, with disciplinary actions where necessary.
Maintain and update divisional policies and procedures in line with Estates legislation and Trust protocols.
Assist in planning, developing, and implementing estates strategies (addressing backlog maintenance, non-capital works, energy efficiency, etc.).
Participate in emergency on-call roster and support operational staff outside regular hours.
Assist in producing reports and supporting project work.
Engage in Continuous Professional Development (CPD) courses relevant to the role.Experience/Qualifications:
Proven engineering management experience, including staff management/supervisory responsibilities.
Previous experience and understanding of Estates maintenance.
Performance management and operational management experience.
Experience and knowledge of technical developments, financial procedures, and statutory regulations.
Educated to at least HNC level or equivalent in an engineering subject, or relevant/appropriate previous experience.
Relevant NHS experience (desirable).
Relevant management qualification to Diploma level or equivalent.
