Interim Residential Sales Analyst

Pay Rate: £25.63 per hour PAYE
Hours per week: 37 Monday – Friday, normal working hours
Role Length: This opening assignment is for 6 months

In this role, you'll work closely with the Senior Sales Business Analyst to deliver in-depth market analysis for land and S106 acquisition opportunities. Your focus will be on reviewing sales strategies and assessing land acquisitions to help shape decisions for the Sales and Marketing Department.
We’re looking for someone with solid experience in the residential sector, with an understanding of both regional and national housing markets. You’ll use your research, Excel, and reporting skills to provide insights on competitor pricing, layouts, and sales forecasts, helping the team optimize business efficiency and profitability.
Key Responsibilities:
Evaluate competitor sales and marketing activity, including but not limited to pricing, product innovations, incentives, payment terms, key messaging, target markets, resulting sales rates, and make recommendations backed by supporting evidence.
Gather, analyze, and report on competitor data, market trends, and development information, providing insights and recommendations to Sales Managers/Directors and colleagues, and supporting internal governance papers with market assessments.
Present analysis and commentary to Sales Managers/Directors and Land and Partnership colleagues.
Prepare reports providing supporting market assessment for internal governance papers such as Investment Committee and Gateway papers at various times within the development process, with supporting material and qualitative data.
Maintain a good understanding of the residential marketplace through networking and continued professional development.
Understand the mortgage market, available residential mortgage rates, loan-to-value rates, and how they affect the residential property market.
Prepare sales reports as required for Directors/Managers and stakeholders within the company.
Periodically undertake market analysis to get a better understanding of current trends as required by Directors/Managers and stakeholders within the company.
Work with the sales teams to monitor relevant competitors to live sites and report on pricing, product innovations, incentives, payment terms, key messaging, target markets, resulting sales rates, etc.
Key requirements:
Knowledge and understanding of sources of information (including but not limited to Land Insight, Energy Performance Certificate (EPC) database, Land Registry, Property Data, Office of National Statistics)
Knowledge of the housing market and specifically the new homes housing market and how different products are priced and marketed
Experienced data analyst with demonstrable knowledge of the property market and able to collate and analyse data in a demanding environment
Personal skills suited to working within a team environment, able to coordinate and integrate with all necessary departments, obtaining real time data, both inside and outside of the Latimer business
Excellent written and verbal communication skills, able to produce accurate, detailed and high-level reports to a high standard for effective interaction with internal and external stakeholders
Good organisation skills and the ability to multitask and meet deadlines
High proficiency in Microsoft Excel/Word/PowerPoint
A proactive and detail-oriented mindset, with the ability to work both independently and in a team environment
