VS/7765\n\nMaintenance Operative – Residential Property\n\nManchester \n\n40 hours per week, Mon – Fri with one Saturday in five.\n\nPermanent \n\nMy client is a luxury build to rent site in the centre of Manchester. Their brand is all about delivering a sustainable place to live and gather with exclusive shared resident amenities and services.\n\nAs a Maintenance Operative, you will be responsible for delivering the best experience to our customers by providing a pro-active and responsive repair and maintenance service, ensuring that faults and maintenance requests within the accommodation are dealt with in a timely manner.\n\nDuties and Responsibilities \n\nUndertake repair and maintenance tasks to a high-quality including plumbing, joinery, basic electrical, painting and decorating and supervise any of these aspects that are subcontracted.\nCarry out and close reactive maintenance jobs in a timely manner and to a consistently high standard.\nEnsure all residents enjoy a high level of maintenance and cleanliness.\nUnderstand and respond to health and safety matters in a timely manner.\nAdminister all maintenance and health and safety records.\nCarry out PPM checks (e.g. emergency lighting, fire alarm).\nAssist with visual daily health and safety checks.\nSupport and complete risk assessment monitoring.\nEscalate all Heath, Safety, Welfare and Security issues or concerns to the Line Manager.\nCarry out redecoration and repairs within apartments and communal areas.\nIdentify and communicate any potential areas for future works.\nComplete all paperwork and procedures in line with company policy.\nEscort contractors whilst working on site.\nConduct building audits including health & safety and compliance.\nAssist with periodic and tenancy end inspections and associated maintenance tasks resulting from these.\nPreparing apartments for occupation.\nSupport with CapEx improvement works/schedules.\nRespond appropriately to emergencies or urgent issues as they arise and be part of a maintenance call-out procedure.\nManage and meet agreed KPI’s as set by the line manager.\nWorking closely with the Management team to co-ordinate the preparation of amenity spaces for events.\nAttributes & Skills \n\nPrevious experience of domestic /residential plumbing, joinery and basic electrical general maintenance\nHold a relevant qualification in either plumbing, joinery or electrical systems would be an advantageous if at all possible.\nHave a thorough understanding of Health & Safety legislation and the impact of the works being undertaken\nPrevious building mobilisation experience would be an advantage.\nWell organised, ability to problem solve, prioritise and work under pressure.\nUnderstanding the importance of achieving deadlines and ensuring quality output.\nA strong team player supporting all colleagues when required and feel confident to put forward suggestions and ideas.\nAttention to detail and taking ownership of all of core tasks/duties.\nProfessional presentation, confident and outgoing in nature.\nExcellent verbal and written communication skills.\nExcellent customer service skills.\nFluent in written and verbal English, culturally aware and able to adapt communication style.\nBenefits \n\nCompetitive salary\n25 days holiday, plus bank holidays\nPaid overtime\nCompany Pension scheme\nLife Assurance cover\nEmployee Assistance Scheme\nIn the first instance please apply by forwarding your CV\n\nPlease contact Vicky at our Manchester office on (phone number removed)\n\nRitz recruitment – Employment Agency
