Pub Layout: As you enter the Cross Foxes, you are welcomed into the spacious, yet welcoming main bar area which has been decorated to a high standard and in keeping with its traditional feel. The main bar servery caters for all tastes, offering a wide range of products. The seating includes a mix of fixed and loose seating, arranged for social gatherings. There are several wall mounted televisions showing live sports and racing. A door next to the bar leads into the second trading area, which is used for sports teams, featuring a dart board, pool table, and a separate bar area. Externally, there is a spacious lawn beer garden, with wooden picnic benches and ample space to host outdoor events. There is a covered seating area with outdoor heating for the colder months. The pub also provides parking for several vehicles.
Trading Style: The Cross Foxes is the hub of its community, offering something for everyone from traditional pub games to televised sports. A good rhythm of the week should be implemented continuing with what is already in place whilst introducing new entertainment such as quiz nights, karaoke, and live music. There is a fantastic product range in place, providing excellent value for customers. The beer garden offers a fantastic opportunity in the summer months.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns takes care of all the running costs including rates, utilities, stock, and day-to-day running costs whilst you take home 18.5% of the net weekly sales, all employment costs relating to your staff, and any council tax and TV licence for the residential quarters.
All new operators have comprehensive free training as part of their agreement.

* E-Learning Training: For you and your staff, featuring more than 30 courses covering topics from Compliance, Health and Safety to Personal Development and Wellbeing.
BDM Vision: Mark Knibbs, the Business Development Manager, is looking for an operator who is in tune with the local demographic and clientele to create a great environment and atmosphere to make this pub attractive to all of the local community. The new operator will put the community at the heart of everything that goes on and will strive to continue to make the Cross Foxes the community hub in the local area. To succeed, the new operator must have a passion and energy for promotion and hosting events to suit all occasions to meet the local community needs.
Future Plans:
Annual Rent: This is our lowest rent figure associated with a Full Tie. Rent is billed and paid for weekly in advance depending on the payment terms agreed. On occasion, our Business Development Manager will discuss a start-up rent which is discretionary to an individual pub and can be discussed.
Security Deposit: This sum of money will be held on your account and will be returned to you on exiting the pub based on your final account balance and the condition of the property.
Working Capital: This is a recommended amount required which will be used in the day-to-day running of the business.
Stock: This will be valued by an independent valuer on the day you take over the pub.
Fixtures & Fittings: This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free-standing or hung by a nail or hook.
Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations.
*Zero Business Rates: Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee.
