The Managing Agent Contract Manager is a key role within the Homeowner and Leasehold Support team, working collaboratively with superior landlords and managing agents to ensure the effective delivery of services, uphold regulatory compliance, and protect the interests of L&Q and our residents. Your Impact in the Role: Building Effective Relationships: Work closely with superior landlords, their agents, and third parties to protect L&Q's interests and ensure services are delivered according to leases, statutory regulations, and agreed standards. Service Charge Validation and Compliance: Support the Service Charge Team Manager in assessing service charge budgets, ensuring they meet lease requirements, and assist with challenging costs where necessary. Assist with First-Tier Tribunal cases to uphold L&Q's position. Operational Support: Collaborate with internal teams to address service concerns, especially in health and safety matters, while providing guidance to resolve issues effectively. Ensure teams resume operational ownership once escalated matters are addressed. Stakeholder Collaboration: Develop and maintain strong relationships with internal stakeholders, external bodies, and managing agents. Serve as a point of contact for managing agents, ensuring clarity in service expectations and processes. Data and Risk Management: Maintain accurate records in relevant systems, monitor compliance with financial and safety regulations, and proactively address risks impacting cost recovery and service quality. What You'll Need: Leasehold Management Expertise: In-depth experience in leasehold block management on multi-tenure estates, working with managing agents both directly employed and appointed by superior landlords. Legislative & Regulatory Knowledge: Working Knowledge of relevant legislation, including the Landlord and Tenant Act 1985 (S18-30), Commonhold & Leasehold Reform Act 2002, and Leasehold & Freehold Reform Act 2024, as well as RICS and TPI guidelines, regulations and procedures. Analytical and Problem-Solving Skills: Ability to assess risks, challenge service charges, and independently own and resolve issues, ensuring agents are held to account. Stakeholder Management: Strong interpersonal and negotiation skills to build and maintain relationships with superior landlords, managing agents, and internal teams while effectively performance managing contracts and enforcing leases. Organisational Skills: Proven ability to manage a varied workload, meet deadlines, and maintain meticulous records, while effectively interpreting and applying complex title and lease provisions. Communication Excellence: Ability to clearly explain complex lease arrangements, statutory obligations, and contractual requirements to a range of audiences in an accessible and professional manner.
