Job Title: Asset Manager
Morgan Hunt is working with a Housing Association in the Northwest to recruit an Asset Manager on a permanent basis. This is a full-time role, working 35 hours per week.
The Asset Manager will report directly to the Operations Director and lead the delivery of strategic priorities for the association's asset management services. The role involves extensive experience in asset management projects, stock condition surveys, retrofit, and energy efficiency, with a focus on legislation and sector innovation.
Key Responsibilities
* Develop and implement the asset management strategy.
* Lead asset management projects and acquisitions supporting the organization's vision.
* Oversee external stock condition surveys and analyze results for investment planning.
* Maintain and update stock condition data, informing budgeting and lifecycle assessments.
* Identify and present investment opportunities to senior management.
* Manage tendering and procurement processes related to asset management and future-proofing projects.
* Conduct contractor appraisals for quality and value.
* Manage budgets related to asset management activities.
* Develop policies and procedures for asset management.
* Address stage 1 complaints per the Housing Ombudsman's guidelines.
* Serve as an out-of-hours emergency contact.
Candidate Requirements
* Membership of a relevant construction industry body (e.g., RICS, CIOB) or equivalent experience.
* Knowledge of building construction methods and materials.
* Experience with stock condition surveys, legislative compliance, and HHSRS assessments.
* Proven track record in asset planning, contract management, and managing diverse property portfolios.
* Strong commercial, financial, and leadership skills.
* Ability to establish and maintain internal and external relationships.
* Experience managing budgets at a senior level.
* Excellent IT skills for system and process monitoring.
* Track record of team improvement and performance management.
* High levels of staff and tenant satisfaction.
