We’re looking for a Maintenance Supervisor in Woonsocket, RI to take charge of the upkeep and enhancement of our community spaces, from rental units and common areas to grounds and parking lots.
Position Summary:
The Maintenance Supervisor maintains the physical condition of assigned property. Manages and supervises the maintenance staff and maintains relationships with other staff members, suppliers, vendors and professionals servicing the company/property. This position requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives.
Main Job Responsibilities:
1. Prioritizes Service Requests
2. Establishes daily work schedules for maintenance staff
3. Follows up on work assignments for efficient, thorough completion
4. Maintains record of types and frequency of service requests received
5. Establishes emergency maintenance on-call schedule, and posts and distributes emergency telephone numbers
6. Prepares inventory of equipment, tools and supplies
7. Performs management approved purchases of supplies, equipment and services
8. Provides budget information as requested
9. Acknowledges any unusual repairs requiring special attention
10. Develop vendor contracts and obtain competitive bids
11. Supervise all 3rd party contracted services
12. Look for areas to reduce operational costs
13. Maintain inventory
14. Performs regular inspections of the property
15. Notifies management of maintenance problems and recommends solutions
16. Assists in preparation of all maintenance related records
17. Meets with Property Manager daily to report on status of all scheduled work
18. Assists in move-in and move-out procedures
19. Makes recommendations for contract services and supervises contract maintenance workers
20. Trains new maintenance staff workers
21. Supervises timeliness and quality of work by Maintenance Technicians
22. Conducts performance reviews of subordinates
23. Coordinates coverage for weekends and holidays
24. Attends training classes/maintenance meetings
25. Establishes preventative maintenance schedule
26. Maintains updated preventive maintenance information/smoke detector log/preventive maintenance log (i.e., location of extra parts for appliances, equipment serial numbers and service telephone numbers)
27. Knows current condition of all vacant apartments
28. Holds regular instruction classes for maintenance staff
29. Keeps workshop or utility room clean, orderly and safe (according to the established OSHA standards)
30. Provides role model for maintenance staff by following all company procedures and presenting an appearance appropriate for the image of the property
31. Ensures all locks are re-keyed after a resident move out
32. Maintains SDS book(s)
33. Maintains warranty paperwork for appliances, etc.
34. Accompanies Property Manager on walks of apartments that have given notice to vacate
35. Ensures all make-readies are complete in a timely manner, or as directed by supervisor
36. Ensures all service requests are responded to within 24 hours
37. Ensures all emergency service requests are completed as soon as feasible
38. Requires all staff to be trained in OSHA 10 guidelines, at minimum
39. Reports all rules and regulations violations to the Property Manager
40. Obtains thorough knowledge of power, water and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants
41. Assists in all aspects of the property's maintenance including but not limited to: grounds, custodial, preventive, corrective, deferred and emergency maintenance (listed below)
42. Maintains exterior and public lighting
43. Repair non-structural wear and damage to buildings
44. Cares for lawn, plants, shrubs and flowers
45. Cleans parking areas, sidewalks, alleyways, hallways and common areas
46. Prepares vacant apartments
47. Paints
48. Services appliances, equipment, plumbing, and minor electrical repairs, etc.
49. Picks up trash on property and removes pet waste
50. Cleans garbage area
