The Role:
As a Property Surveyor, you can make your own powerful contribution to Westminster’s success. As part of the Housing and Commercial Partnerships team, you will feel comfortable showing up as your whole, true self at work.
You’ll oversee and ensure a timely delivery of building and maintenance projects, from repairs and planned works to refurbishing empty properties and detecting leaks, dampness or condensation. Developing and implementing effective systems to regularly inspect the external and communal parts of a property, you will identify reactive repairs and cyclical maintenance by establishing appropriate Planned Preventative Maintenance (PPM) plans and Post Inspection reports.
Responsible for day to day management of Westminster's Council term contractor delivering void properties, you will adopt a flexible approach when deploying resources and highlight key investment needs to ensure works are appropriately planned in the major works programme. You’ll also be expected to be a proactive, collaborative and strategic leader, who will model the council’s values in order to build a highly effective, sustainable organisation that delivers great value for residents. While overseeing planned strategic projects and programmes of change, you will develop new partnerships and ensure excellent joint working between existing members and stakeholders.
You’ll also be responsible for a number of additional areas – these include making sure the Council’s policy on health and safety is implemented, managing contractor relationships to ensure appropriate project management techniques are utilised on all works, and overseeing that quality-controlled repairs are carried out within the contractual timescale for all of the Council’s housing stock, including the buildings where visible defects do not have an obvious cause. You’ll also take ownership of all customer engagement and complaints, and prioritise disrepair works to mitigate reputational damage for the Council.

About You:
You will have extensive experience as a Property Surveyor, and be proficient in providing exemplary customer service, including visiting and inspecting homes to oversee repair and maintenance works, managing and resolving issues and complaints, and improving service delivery and customer satisfaction. An excellent communicator, you will be adept at effectively liaising with different stakeholders and audiences, through written as well as oral communication.
Organised and methodical, you’ll thrive under pressure, consistently meeting tight deadlines and managing conflicting demands with precision. You’ll also be well-versed with analysing complex performance data to generate comprehensive reports, possess a thorough understanding of budget and resource management and be an effective problem solver when dealing with major service failures and emergencies. It’s vital that you possess IT skills that will support your ability to administer workflows and manage computerised record-keeping systems.
You should also be an efficient project manager, with the proven ability to manage and administer large contracts, ensure compliance with technical standards like health and safety regulations, and a capability of making complex technical decisions. With a commitment to continuous personal improvement and teamwork, you will bring initiative and self-drive in all aspects of your role, while working in accordance with the Council’s management systems and procedures.
