Adoptions Manager
As a key member of the Taylor Wimpey team, you will be responsible for managing the adoption process, ensuring timely completion of developments and reducing bond liabilities.
Key Responsibilities:
* Manage bond liabilities through the TW bond database and identify triggers for reduction.
* Ensure clear dates and necessary inspections for cost-efficient and timely completion of works.
* Work with internal departments to issue maintenance certificates for roads and sewers.
* Ensure adoption standards are met and bonds are reduced at trigger points.
* Coordinate internal departments for efficient progress of developments and site closure.
* Liaise with statutory bodies to resolve complex issues and explore value engineering opportunities.
* Investigate and cost risks and opportunities, and ensure robust appraisals.
* Invite fee quotations, analyze and appoint consultants in line with Taylor Wimpey procedures.
* Ensure design information is received, reviewed, and distributed on time and within budget.
* Assist with public relations and community engagement.
* Prepare and maintain programmes and documents for progress monitoring and updating the business unit.
* Comply with Taylor Wimpey Operating Framework and represent the business unit on working parties.
* Prepare and review annual cost plans and cash flow projections for site closure works.
* Manage project meetings and coordinate information distribution.
* Lead and manage the Adoptions team to achieve targets.
Requirements:
* Detailed knowledge of the land / development / commercial / legal / technical process.
* Relevant experience in a developer-based role.
* Ability to work effectively in high-pressure environments and manage risk.
* Able to work in a multi-disciplinary environment and behave impartially.
* Working knowledge of CDM regulations.
