We are looking for an experienced and motivated Property Manager to join our clients team, the role involves block management of a portfolio of buildings and estates in south London, Kent and Surrey. What You Can Expect Location – Beckenham Salary – Up to £45,000 Industry – Property Management Work type - Permanent Main Responsibilities as a Property Manager Ensure that the processes followed are compliant and consistent with company policies and procedures and are updated and applied to required standards. Oversee day to day maintenance and repairs of leasehold and freehold properties. Prepare for and attend client Board meetings, including AGM’s and Directors meetings which may be held in the evenings or outside normal business hours. Oversee day to day, contracted planned and cyclical maintenance. Assist with the project management of major internal and external works including liaison where appropriate with the relevant surveyor or professional consultant if one is appointed. Deal with client, flat owners/tenants queries. Manage on-site staff and associated relevant employment issues. Carry out regular site visits and inspections to ensure all buildings are in good order highlighting any defects or problems. Monitor insurance claims progress assisting as necessary. Liaison and communications with clients, leaseholders and residents concerning management issues. Deliver co-ordinated, compliant approach to health and safety across the portfolio including arranging fire, health & safety risk assessments, electrical and asbestos inspections ensuring recommendations are undertaken and completed. Record and act upon ongoing information on VFM’s management systems. Review and agree all client correspondence and estate circulars including newsletters and electronic data ensuring that communication is efficient, timely and accurate. Your role will be mainly office based, although you will also be required to visit residential development sites and attend meetings. In conjunction with accounts staff Produce budgets, including reserve funding for the forthcoming years for client approval. Manage the portfolio arrears levels and credit control procedures taking steps to meet agreed targets and reporting reasons for variations. Manage expenditure against budget throughout the financial year and produce reports as required for the Board. Skills and Attributes Knowledge of relevant residential legislation, RICS Residential Code and TPI Regulations and procedures and best practice regarding residential block property management. Experience in interpreting and advising on property leases and client company procedures. Good verbal and written communication skills and experience in dealing with diverse client and leaseholder groups as well as internal staff and ability to produce, accurate succinct correspondence and reports. Good organisation skills and initiative are essential ensuring a logical approach to prioritising and planning activities across the portfolio. The ability to research, analyse and reason logically and effectively within tight and conflicting timeframes. Excellent IT skills including Word, Excel and experience of specialist block management software. Experience in supervising on-site staff and assuming responsibility for internal and external workload allocation, identifying development needs and performance planning and feedback.
