What's involved with this role: Title: Interim Surveyor - Leases & Transactions Job Ref: Wakefield TCL 0009 3A63 / 1 Pay Rate: £22.51 per hour PAYE Hours per week: 37 Monday – Friday, normal working hours Role Length: This opening assignment is for 1-2 months City: WAKEFIELD Basic DBS, DBS not essential, may need one for future. Hybrid working - 2 days in office. Using technical expertise, undertake a comprehensive programme of lease event transactions, including rent reviews, lease renewals and regears. Analyse market conditions to determine appropriate lease terms and negotiate favourable agreements. Provide leasehold advisory services across the council on operational matters. Offer expertise on lease interpretation, compliance, and best practices to internal stakeholders. Process applications for landlords' consents, addressing alterations, subletting, assignments, change of use, charging, etc. Handle requests for variations to existing lease agreements. Key responsibilities: Using technical expertise, undertake a comprehensive programme of lease event transactions, including rent reviews, lease renewals and regears. Process requests for Licences and Tenancies at Will, ensuring proper documentation and compliance. Undertake property inspections to ensure tenants are fulfilling their obligations including compliance with statutory and contractual maintenance obligations. Oversee landlord and tenant enforcement activities, including addressing breaches, lease violations, and forfeiture processes. Work to resolve disputes and ensure compliance with legal obligations. Qualifications: Bachelor’s degree in Estates Management or related subject. MRICS Chartered Surveyor accreditation. Knowledge: Knowledge of lease negotiation, new lettings, and landlord and tenant matters. Knowledge of case law and legislation across all property related matters. Understanding of relevant property issues, legislation, codes of practice and health and safety. An awareness of current and imminent industry reforms and trends. Experience: Proven experience in real estate or property consultancy, with a focus on lease event transactions and advisory services. Demonstrable experience of commercial property management. Skills & Abilities: Excellent negotiation, communication, presentation and influencing skills. Strong organisational skills and a systematic approach to work. Ability to think clearly and logically to develop and implement strategies to solve problems and achieve objectives. Ability to manage multiple projects simultaneously and meet deadlines.
