Job Title: Assistant Retail Surveyor - Commercial High Street Retail
Location: Cardiff

An industry leader in the fashion sector, our client is actively recruiting for an Assistant Estate Surveyor to join the property team at their office in Cardiff. With a growing portfolio of over 700 trading stores and a forward-thinking business strategy to grow further, this role provides essential support to the Property team in negotiating lease terms and conditions with landlords and rent reviews. Within this role, you will be exposed to a fast-paced Property team that is both hands-on and strategic in mindset, gaining valuable exposure to a wide range of property management activities. Support for advancing with a RICS qualification will be provided.
Key Responsibilities & Objectives for the role
1. Monitor lease key dates and undertake rent reviews and lease renewals in a timely manner.
2. Liaise with landlords or their agents directly, presenting comparable evidence in order to negotiate the best terms.
3. Maintain strong relationships with landlords, contract holders, and other stakeholders.
4. Conduct market research and analysis to identify potential opportunities and provide informed recommendations.
5. Stay up-to-date with industry regulations.
6. Provide support in keeping organized property records for the estate portfolio including maintaining the existing database, excel spreadsheets, and utilizing the property software. Deliver excellent customer service at all times.
7. Liaise with other departments to resolve operational issues quickly and efficiently with the minimum disruption and cost to the business.
8. Challenge and monitor service charge statements and demands.
9. Take responsibility for securing refunds or overpayments from third parties.
10. Check invoices from landlords to ensure accuracy, challenging where appropriate.
Key Experiences
1. Degree in Real Estate or a similar RICS approved degree, with some experience in the Property/Estate field.
2. Highly motivated with a keen eye for detail, an enthusiastic 'can do' attitude, and a good willingness to learn.
3. Exceptional organizational skills, thriving in high-pressure environments and consistently meeting deadlines.
4. A team player, reliable and friendly with strong communication skills and professional integrity, able to build strong relationships.
5. Have a professional and personable disposition.
