Freelance Senior Quantity Surveyor - Outside IR35 – Residential Refurbishment / New Build Location: Clapham, SW London Duration: 6-12 months Rate: £350-£450 per day My clients is seeking an experienced Senior Quantity Surveyor with a passion for heritage projects. The project is a large conversion of a listed building into a private residential, commercial units and community services. The scheme is due to start in Spring 2025 so looking for someone to impact the procurement schedule and set the scheme up for commercial success. The project consists of 35 new residential units in the listed section, with 48 new build units. The New build section consists of ground floor commercial space to be separately let, along with a community unit. Key Responsibilities: Lead and manage all aspects of cost planning, procurement, and tendering for the listed building residential project. Provide expert advice on cost estimates, budgets, and value engineering solutions. Oversee contract administration, including managing changes, valuations, and final accounts. Collaborate closely with architects, engineers, and project managers to ensure the project stays within budget and meets deadlines. Ensure compliance with all legal, safety, and regulatory requirements, particularly in relation to heritage conservation. Review and report on financial performance, highlighting potential risks and opportunities. Manage and mentor junior surveyors, ensuring high standards of service and delivery. Key Requirements: Proven experience as a Senior Quantity Surveyor, with recent experience in delivering New Build residential schemes and experience and understanding of the challenges surrounding heritage works. In-depth knowledge of building contracts, particularly JCT design and build. Strong experience in cost estimation, budgeting, and financial management on complex construction projects. A keen understanding of conservation practices and working with historic buildings. Excellent communication skills, with the ability to liaise with clients, contractors, and consultants effectively. Degree in Quantity Surveying or equivalent professional qualification preferred. Previous experience managing high-profile residential developments or heritage schemes is a significant advantage.
