Job Title : Commercial Manager
Location : Manchester, UK
Salary : £80,000 to £85,000 plus package
Job Overview :
We are working on behalf of strong regional contractor who are looking to recruit an experienced and dynamic Commercial Manager to join our team for a prestigious mixed-use development project in Manchester. This role offers an exciting opportunity to work on a large-scale development incorporating both residential and commercial components. The Commercial Manager will oversee the financial and commercial aspects of the project, ensuring that it is delivered on time, within budget, and to the highest standards.
Key Responsibilities :
Financial Management :
* Oversee the financial performance of the project, ensuring adherence to the budget and cost control measures.
* Provide accurate and timely reporting on cost forecasting and project profitability.
* Manage cash flow, payments, and financial forecasts, ensuring financial targets are met.
Contract Management :
* Take responsibility for the commercial management of the project from inception to completion.
* Prepare and manage contracts (NEC, JCT, etc.) and ensure compliance with contractual obligations.
* Lead negotiations and maintain strong relationships with clients, contractors, and suppliers.
Team Leadership :
* Supervise and mentor the commercial team, ensuring they meet deadlines and quality standards.
* Collaborate with project managers, construction teams, and other departments to ensure smooth execution.
* Foster a culture of teamwork, integrity, and excellence.
Risk Management :
* Identify, manage, and mitigate risks to project timelines, costs, and quality.
* Implement strategies to minimize delays and cost overruns, maintaining a high level of profitability.
* Ensure adherence to health and safety regulations throughout the project lifecycle.
Client Relations :
* Build and maintain strong relationships with stakeholders, including clients, subcontractors, and suppliers.
* Act as a key point of contact for commercial-related queries and concerns.
* Ensure that client requirements and expectations are fully met.
Reporting and Documentation :
* Produce regular commercial reports, providing detailed financial updates and status on key issues.
* Ensure all documentation is accurate, complete, and up to date.
* Lead the preparation of project handovers, including financial summaries and final accounts.
Qualifications & Experience :
* Degree in Quantity Surveying, Construction Management, or a related field (preferred).
* Minimum of 10 years’ experience in a commercial management role, specifically within large-scale, mixed-use development projects.
* Strong understanding of construction contracts (NEC, JCT, etc.) and procurement processes.
* Proven experience in financial and risk management on complex projects.
* Demonstrable leadership skills with the ability to motivate and guide a team.
* Excellent communication and negotiation skills.
* A strong track record of delivering projects on time and within budget.
Desirable Skills :
* Chartered Status (RICS or equivalent) is preferred but not essential.
* Experience with both residential and commercial developments is highly advantageous.
* Proficiency in project management software and financial management tools.
