Commercial Manager - New Build Housing Sector Location: Catterick Salary: £75,000 - £85,000 Package & Car Allowance Job Type: Permanent About the Role We are seeking an experienced Commercial Manager to join a well-established new build housing development company based in Catterick. This is a fantastic opportunity for a commercially astute professional to take ownership of financial and contractual matters across multiple housing projects. You will play a key role in maximising profitability, managing risks, and ensuring commercial success. Key Responsibilities Financial & Commercial Strategy: Lead and manage all commercial activities, ensuring profitability and risk mitigation. Develop and implement cost control and procurement strategies to enhance efficiency. Monitor and analyse budgets, forecasts, and expenditure, ensuring financial targets are met. Contract Management: Oversee contract negotiations, variations, and claims to ensure compliance and cost-effectiveness. Manage relationships with key stakeholders, including clients, subcontractors, and suppliers. Ensure adherence to contractual obligations, including JCT and NEC contracts. Cost & Risk Management: Provide commercial oversight of project costs, valuations, and final accounts. Identify and mitigate financial risks associated with projects. Work closely with the operational and finance teams to ensure project profitability. Stakeholder & Team Management: Lead and mentor a team of Quantity Surveyors and Commercial professionals. Work closely with senior management to drive business growth and commercial strategy. Collaborate with the land, planning, and construction teams to ensure project efficiency. This role is ideal for a highly analytical, commercially driven professional with a background in the housing or construction sector. The ideal candidate will have: A strong commercial mindset with excellent financial acumen. Experience in housing, residential development, or construction. A track record of managing contracts, costs, and budgets effectively. Excellent negotiation and stakeholder management skills. Leadership experience with the ability to mentor and develop a team. Knowledge of contract law, procurement, and commercial strategy. Qualifications & Experience Degree or equivalent in Quantity Surveying, Construction Management, or a related field. Membership with RICS, CIOB, or a relevant professional body (preferred). Proven experience as a Commercial Manager or Senior Quantity Surveyor in the housing sector.
