Lead Engineer
What this job involves:
To provide leadership and effectively deliver the day to day maintenance and operation of the plant within a multi skilled engineering team in accordance with best practice and JLL standards. Primarily support team in delivery of all aspects of engineering services.
What your day-to-day will look like:
* Daily management of maintenance Engineers including monthly one to ones, annual reviews and objectives.
* Manage all planned maintenance tasks within contract, manage reactive calls and break downs, report monthly SLAs to support FM team with reports and weekly SLA calls.
* Manage your team of Technicians to support agreed SLA & KPI.
* Ensure team use JLL CAFM system to accurately record PPM and reactive tasks.
* Timely completion of ECAP or other client system approval systems.
* Manage the Control of Contractors on site review risk assessments, method statements and support issue of permits to work; ensure site Inductions for Engineering staff and 3rd party vendors.
* Manage and implement JLL health and safety policies, updating risk assessments and method statements ensuring up to date records kept of reviews and the communication to team.
* Maintain JLL H+S log books ensure all records kept up to date.
* Carry out regular tool box talks record and monitor attendance of team.
* Ensure team carry out monthly mandatory Workday online training.
* Carry out monthly review of JLL Water log book record and escalate any parameters out of tolerance. Ensure team keep accurate records.
* Supervision of all water treatment and testing procedures.
* Provide security and Engineers with monthly on call rota, manage Engineers overtime and call out payments.
* Assist Facility Manager with monthly billing tracker, control budget cost for M+E invoicing.
* Maintain Statutory Compliance log books on site and records with support to Facility Manager ensuring statutory compliance reports are received in a timely manner.
* Support Facility Manager with Energy saving objectives.
* Hold regular meetings with all site staff (FM's Techs etc.) to hold Brainstorming sessions to create new initiatives and maintain good communication with team.
* Ensure 6 monthly and annual review of team performance via JLL IPMP process.
* Support refurbishment/upgrade projects to ensure all information supplied as requested and limited impact on site operations.
* Manage the client’s IT Change Management process acting as the single point of contact for site.
* Complete Electrical AP duties in accordance with the buildings planned and reactive schedules.
Qualifications and Experience
* Minimum of 5 years relevant experience in Critical Environments such as Corporate Banking/Data Centres or Similar.
* HV Authorised Person - Current HV/AP with a minimum 5 years’ experience is essential.
* Electrical Engineering HNC/HND/NVQ (Successfully completed apprenticeship in either).
* C&G Pts. 1 & 2, equivalent or exceeds.
* 17th Edition IEE: Wiring and Installation (Ability to attain 18th Edition through additional training).
* IOSH Working Safely (Or NEBOSH equivalent).
* IPAF (Combined).
* L8 Awareness Training.
* Excellent communication skills and the ability to deal with all levels of staff/management/customers.
* Ability to lead, motivate and direct a small team of engineers.
* Enthusiasm and Proactive in achieving the highest standard of operation.
* Have good IT and report writing skills (Outlook, Word, Excel, Power Point).
* Sound knowledge and understanding of working in the M&E, FM and TFM environments.
* Permit to Work, Risk Assessment and Method Statement training or experience.
* Proficient in the use of Microsoft Office packages (Outlook, Word, Excel, PowerPoint, Visio etc).
* Auditing Training or previous experience.
* Familiarity with relevant regulatory, legislative requirements and British Standards as applicable.
* An autonomous self-starter, self-motivated and well disciplined.
* Adaptable and flexible approach to work requirements, willing to accept change.
* Excellent interpersonal skills to manage diverse range of service providers, client representatives and stakeholders.
* Able to make effective decisions quickly.
* Demonstrated ability to manage multiple deliverables daily.
* Demonstrated ability to prioritise work within tight deadlines.
* Ability to remain calm and control own emotions to find appropriate resolution when handling conflict.
