Job Title: Project Manager Head Office Location: Brindley Place, Birmingham Job Location: WS10 8JB Salary - £50,000 - £53,000 ( £2,500.00 Car allowance) per annum Contract type - Permanent Working hours - Full Time (37 hours per week) Closing Date - 30 th Jan 2025 Interview Date - 3 rd Feb 2025 About the role You will have responsibility for the effective project management delivery in respect of our Fire Risk Assessment Actions and Improvement Programmes. The Project Manager will lead on successfully initiating and delivering works across the group for our customers. You will drive timescales, completion dates and quality of works and ensure full compliance with Health & Safety on our sites. You will be responsible for overseeing and agreeing financial spend of projects, ensuring that each assigned project is completed on time and within budget and that business outcomes are agreed and met. You will instruct as required the project surveyors to attend and review works and provide inspection detail. You will have responsibility to lead on procurement exercises as required for the onboarding of contractors to ensure works are completed compliantly. You will work with other Property Services professionals in the team to actively manage multiple projects concurrently Please note that if you are successful in this role, we will require a DBS check to be completed. Further details will be sent following offer. About you Recognised higher level Health and Safety Qualification (NEBOSH, CSCS or equivalent). BTEC HND/HNC or equivalent ability or vocabulary, verbal reasoning and numerical skills to the equivalent ability level. Knowledge, Skills and Experience - knowledgeable leader and project manager ensuring procedures are followed. Performance focused, great people manager Experience in managing a team and contractors / consultants to achieve project targets. Experience of delivering projects on time in line with agreed performance targets. Develop a programme of tasks from initial assessment of properties through to certification of works Ability to apply initiative and be creative in problem solving. Negotiate with a range of contractors and warranty providers to secure the best possible outcome for GSA Review contractual recourses available and assess the costs and benefits of taking alternative actions in seeking resolution of defects. The post holder is required to demonstrate excellent communication and negotiation skills to solve problems. Experience of writing reports, policies and procedures. Ability to work in a cross cutting role collaborating with other services and teams. Ability to meet deadlines and achieve targets. You will be required to provide detailed reports on delivery performance and minutes contractor meetings. You will review contractor correspondence and make recommendation as required. You will lead on the implementation of documents for managing / monitoring delivery. Ability to plan and oversee a project from inception. Excellent communicator, capable of leading a project team. Target orientated. Possesses a high level of initiative and able to analyse risks which may impact on achieving project outcomes and put measures in place to address these risks. Possesses a high level of integrity in all aspects of work. Enthusiastic, positive, committed, determined, flexible team worker. Highly numerate with an ability to manage high value projects. Procure (in source/outsource) the skills required to deliver a programme of work. Ability to pro-actively manage contracts effectively to ensure contract terms are complied with. Assist in the development of strategy plans to manage works, ensure affected tenants and leaseholders are kept informed engaging in required processes. Diplomatic and persuasive, ability to resolve conflict and influence people. Ability to act as a positive ambassador with a commitment to customer care and equality and diversity. Communication, negotiation and presentation skills Engagement with professional and externally contracted staff as required. Provide instruction and feedback on performance and delivery to contractors.
