Job Purpose
Working as part of the Building Maintenance and Compliance (BMAC) team providing a critical service across the business in repairing, maintaining and refurbishing our built assets - undertaking building condition surveys, scoping documentation and subcontractor management to ensure our built assets are kept to the required expected standard.
To deliver building maintenance and refurbishment projects within a defined area to support the delivery of the Building Maintenance and Compliance work programme.
To manage and deliver a range of building works throughout United Utilities including undertaking condition surveys and data gathering (scope and outline costs) to prioritise works.
Management of Framework FM Projects team and individual Subcontractors to successfully coordinate and complete outlined site works.
Accountabilities & Responsibilities
* Lead and manage delivery of a defined list of projects within region reporting into a Senior Building Surveyor.
* Responsible for the design and preparation of work scoping documents, including condition surveys, photographic record documents, outline scope / specification and drawings.
* Produce condition surveys and reports on buildings, identifying risk rating / profile of identified defects including the production of scoping summary documentation (outline costs) for any works identified.
* Preparation of outline specification documentation including photographic schedules of works and pre construction information sufficient to price, manage, outline and complete required works.
* Review and approval of submitted Site Specific contractor RAMs and associated construction phase plan.
* Undertake all activities in accordance with Health and Safety Legislation and Accepted Practice. Act as Person Controlling Works (PCW) as part of United Utilities work authorisation process.
* To work closely with other technical disciplines, internal clients, FM provide and framework subcontractors to build and maintain strong working relationships.
* Liaise with the ecology team in providing all necessary information to assist with statutory applications, with regard to ecology and environmental issues.
* Liaise and facilitate 3rd party survey work associated with the works eg ecology (bat), asbestos.
* To maintain and develop their own skills through Continuing Professional Development.
