We are looking for a Block Manager to oversee a diverse portfolio of housing estates, blocks of flats, and new builds across the South West. The Role As a Block Manager, you will be responsible for managing a portfolio of approximately 20 properties with 700 units, spanning Swindon to Devon. Key responsibilities include: Overseeing the day-to-day management of the portfolio, ensuring compliance with all relevant regulations and maintaining high standards. Site Visits -Conducting site inspections across the South West to identify and resolve property issues effectively. Acting as the primary point of contact for residents, leaseholders, and management companies, providing professional and responsive service. Managing budgets, presenting service charge accounts at AGMs, and ensuring accurate in coding of expenditure Arranging and overseeing property repairs, maintenance, and contractor management. Ensuring properties comply with health and safety legislation and industry standards. Attending monthly meetings at the Cardiff office, with the option of overnight stays if required, to work closely with the operations team. The Person We are seeking a self-motivated and organized individual with a strong background in property management. The ideal candidate will demonstrate: Proven experience in block management or a related property management role. A solid understanding of leasehold legislation, health and safety compliance, and property management best practices. Exceptional interpersonal and communication skills, with the ability to build and maintain positive relationships. The ability to manage a large and varied portfolio effectively while maintaining attention to detail. Comfortable using property management systems and other digital tools. A willingness to travel across the South West and to the Cardiff office monthly. The Package Salary: Up to £35,000 per annum, depending on experience. Location: Home-based with flexibility for travel across the portfolio area. Travel Support: Mileage allowance for site visits and Cardiff office travel.
