Our focus is delivering an exceptional and connected resident experience in the Build to Rent sector, whilst providing returns for stakeholders.
The current portfolio consists of 8 developments (+1,000 units) across the North of England; as we look to expand the operational side of our business and launch our latest building, an exciting opportunity has arisen for a Building Technician to join our team.
A key member of the site facilities team to deliver a well maintained, safe and secure environment that adheres to company guidelines. This role involves personal input and actions within all facilities and service functions. Ensuring our building is operated effectively, competently and compliantly.
Responsibilities:
* Deliver an effective reactive maintenance service to the property in a courteous, timely and safe manner.
* Undertake daily duties to ensure the property is well presented at all times, including but not limited to - litter picking, window cleaning, landscaping and waste room management.
* Manage accommodation voids and self-deliver maintenance, namely painting & decorating in line with requirements and company standards; to enable the sales team to release the asset to residents in a timely manner.
* Directs the work of the housekeeping team to provide a well maintained, clean, safe and secure environment.
* Delivers a safe and compliant building through regular inspection and the production of records/reports.
* Manage the planned preventative maintenance plan and work with the Property Manager and Head of FM & Compliance to ensure all required planned work is up to date.
* Deliver a high level of customer service ensuring residents satisfaction and retention levels are kept high.
* Maintain services within agreed budgets, through demonstrating prudent purchasing and use of sub-contractor’s services.
* Monitor sub-contractor services to ensure value for money, safety, compliance and to ensure jobs are completed according to specification.
* Ensure effective and accurate reporting using designated business systems, PDA’s and mobile devices.
* Maintain effective lines of communication throughout the service.
* Support the senior team by promoting high staff morale.
* Recognise the residents’ need for confidentiality and respect resident belongings while working within the property.
* Attendance to emergency situations as required, some of which might be during anti-social hours.
* Assist and support with any day-to-day requirements as instructed by the Property Manager.
* Ensure the site is well maintained, tidy and clean at all times.
Planning & Organisation
* Manage the maintenance workload in line with resident needs and management targets.
* Coordinate and reports on PPM activity, asset condition and life cycle planning.
* Implement and monitor stock control systems to reduce maintenance wait times.
* Meet deadlines in relation to the provision and accuracy of information for reporting purposes.
Training
* Assist in the training of other site staff in such a manner as to maintain effective, professional, safe and compliant culture.
* Attend all nominated training courses, both in-house and external to meet the development needs of the post and post holder.
Health & Safety
* Compliant with company health and safety policies.
* Undertake health and safety audits to confirm an embedded safety culture.
* Maintain strict controls on hazardous materials, in storage and in-use, observes all COSHH regulations and manufacturer’s instructions.
* Ensure that energy, resources and equipment are used in a correct, safe and economical manner in accordance with Company policies and legal requirements.
* Ensure that all accidents and near misses are recorded appropriately.
Problem Solving
* React positively to critical and urgent issues with or without input from other agencies whilst re-prioritising other daily tasks.
* Ability to prioritise resident requests to meet expectations delivering a safe environment whilst minimizing the financial impact to the company.

* Follow the company targets to achieve consistent, positive decision making in all areas of the business, whether that be reactive or proactive.
* Use discretion within policy parameters to deliver consistent decisions in relation to specialised and unusual/critical situations.
Requirements:
* Strong work ethic, leads by example
* Experience in delivering reactive maintenance services
* Experience in leading a team
* Experience in completion of documentation on PPM
* Completion of staff briefings and training

35 hours per week (typically Monday to Friday, e.g. 09:00 – 17:00 with 1 hour lunch)
Salary:
Up to £34,000 (subject to experience)
