Reference 97364 Lead Building Surveyor Birmingham, West Midlands £50,000.00 plus £1680 car allowance per annum 37.5 hours per week About the role Are you an experienced Building Surveyor looking for a leadership role in social housing? Do you have expertise in AWABS law, HHSRS compliance, and sustainability-driven asset management? If so, we have an exciting opportunity for you to join Trident Group as a Lead Building Surveyor. As a Lead Building Surveyor, you will play a crucial role in managing our property portfolio, ensuring compliance with HHSRS regulations, AWABS law, and PAS 2035 standards. You will oversee planned and responsive maintenance projects, support decarbonisation initiatives, and drive performance improvements in property compliance and investment. Key Responsibilities • Ensure full compliance with AWABS law, conducting asbestos surveys, risk assessments, and remedial actions. • Oversee and manage HHSRS assessments, ensuring all identified hazards are rectified within statutory deadlines. • Lead and coordinate planned maintenance, cyclical works, and responsive repairs across the housing portfolio. • Manage contractors and surveyors, ensuring high-quality service delivery and cost-effective asset management. • Support the implementation of stock investment and building safety programmes. • Lead sustainability and decarbonisation projects, ensuring compliance with PAS 2035 standards. • Monitor performance against KPIs, ensuring regulatory compliance and resident satisfaction improvements. • Provide technical expertise on property legislation, compliance, and asset planning. • Engage with residents and key stakeholders to promote participation in service delivery. Degree/HNC in Building Surveying, Construction, or a related field. • Strong knowledge of HHSRS, AWABS law, and building safety compliance. • Experience managing major maintenance contracts and property investment programmes. • Proven ability to deliver sustainability projects and energy efficiency improvements in line with PAS 2035. • Excellent leadership, project management, and stakeholder engagement skills. • Strong analytical and decision-making abilities, with experience in compliance-led asset management. • Full UK driving licence and access to a vehicle.
