Key Responsibilities
Project Management
1. Prepare and establish execution strategy for the project by understanding requirements of all stakeholders from finishing perspective.
2. Resolve/conclude any changes in the workflow sequence in case of unanticipated changes at site.
3. Resolve escalated issues raised by the team affecting completion of finishing works in coordination with CM/MEP/Design/Procurement.
4. Provide VE options at design stage to optimize cost without diluting quality and safety.
5. Review progress with respect to yearly AOP and advise PD/PMH if any corrective actions are required.
6. Attend regular progress review meetings with all contractors to assess overall progress, quality, and safety and recommend actions to ensure quality and progress.
7. Drive a team of multi-disciplinary professionals and liaise with the client at all stages of the project for securing approvals, finalization of specifications, reporting progress, and final handover.
8. Attend coordination meetings between different departments such as Civil/Design/MEP to ensure that proper sequence of works are followed on site.
9. Ensure coordination with contractors, consultants, and other external agencies, to enable meeting time deliverables.
10. Raise escalation of CRNs to PDs/Commercial Manager in a timely manner and ensure completion of works.
Techno-commercial Activities
1. Make preliminary cost estimates for construction.
2. Execute end-to-end projects encompassing planning, design, estimation, scope definition, finalization of techno-commercial aspects, and implementing quality standards.
3. Prepare complete Bill Of Quantities, comparative statement, suggested list of contractors, study, award the job to the capable deserving bidder after negotiations, and prepare cash flow bar chart to speed up the work for all time-bound projects.
Safety Quality
1. Implement project quality safety policy without any dilution with the help of Safety Quality Manager.
2. Devise and implement processes, in line with organizational standards and client specifications.
3. Check and monitor material quality received from vendors/suppliers.
4. Monitor sub-contractors' quality in execution of the work.
5. Suggest different VE options at design stage to optimize cost without diluting quality and safety.
6. Maintain proper standards at labor camp and their welfare.
Team Management
1. Establish project-related KRAs and individual KRAs for the team.
2. Monitor performance of respective team members reviewing their KRAs.
3. Learn new skills/methods, suggest innovative ways to increase construction speed, reduce cost, and increase quality.
4. Team building management and striving for excellence.
