Job Location:
Statewide with office location options in Springfield, Worcester or Devens.

Job Overview
The VP of Real Estate Development, reporting to the SVP, plays a pivotal role in transforming visions into reality. This dynamic role oversees project management from feasibility to execution across a diverse array of real estate planning and development initiatives, ranging from small gems to large-scale ventures. Their responsibilities are as varied as the projects themselves, encompassing everything from conceptualizing innovative designs and conducting thorough market analyses to crafting RFIs, RFQs, and RFPs. They expertly navigate developer selection, financial negotiations, and legal documentation, while supporting compliance efforts, including environmental regulations, permitting, and capital stack accessibility. With a keen eye on engineering and design review, they foster strong community and government relations, oversee construction, drive marketing efforts, and guide projects to successful completion. It’s a role that blends strategy, creativity, and collaboration to shape the landscapes of tomorrow!
Responsibilities
* Manage interdisciplinary projects from start to finish.
* Build and maintain strong relationships with agency staff, clients, and stakeholders.
* Conduct due diligence, reviewing feasibility assessments and appraisals.
* Negotiate and structure development projects and initiatives.
* Create and maintain detailed project work plans, including budgets and schedules.
* Oversee project budgets and manage pre-development activities.
* Manage procurement of consulting, design, and construction services.
* Supervise contracts for consulting and construction services.
* Provide project updates to senior management and address significant issues.
* Prepare briefings for the Board of Directors on projects.
* Budget real estate projects, analyze costs, and report performance.
* Handle administrative tasks as needed.
Competencies:
* Understanding of workplace concepts and issues related to diversity, equity, inclusion, and anti-oppression.
* Minimum 5 years of experience in managing large-scale real estate projects (commercial/residential).
* Bachelor's degree or higher in planning, construction, engineering, real estate, or related field; Master’s preferred.
* Strong knowledge of real estate development, preferably in the Massachusetts market.
* Experience managing planning and development projects from start to finish is preferred.
* Strong financial skills, including budgeting and cash flow analysis, preferred.
* Proficient in Excel, Word, PowerPoint; GIS and CAD experience is a plus.
* Detail-oriented with excellent written and verbal communication skills.
* Understanding of Massachusetts land-use regulations and environmental procedures preferred.
* Basic knowledge of construction principles preferred.
* Proven experience collaborating with community organizations, governments, regulatory agencies, and financial institutions.
