Role Purpose & Overview
The Development Advisory Team is involved in high-profile major projects across our region, enabling the future regeneration and growth of our town and city centres. This is an exciting time to join our team with real opportunities to develop your career within CBRE. We have an extensive portfolio that blends private and public sector experience to deliver complex and strategic development through strategic advice in the following core areas:
1. Major mixed-use, multi-phase development projects in major cities and towns.
2. Delivery partnerships and vehicles, including public-private joint ventures and development corporations.
3. Central Government investment programmes, such as transport infrastructure (e.g. stations, airports, ports) and social infrastructure (e.g. health and affordable housing).
4. Key Developer, Investor and Fund requirements.
5. Strategic asset reviews and estate optimisation, particularly for Government Agencies, Local and Combined Authorities, Education and Health Organisations.
6. Public sector investment and intervention strategies, including land/property acquisition and asset management.
7. Projects centred around emerging sectors and economic growth, employment and skills (e.g. life sciences, advanced manufacturing, live performance).
Recent examples of successful outcomes include JV partner procurement for ID Manchester (4 million sq ft / £1.5 billion) and Stockport8 (1,200 apartments with a GDV of over £350m). The team is currently providing strategic delivery and related development advice on major schemes across West Yorkshire, Manchester, Salford, Belfast, Oldham, Stockport, Trafford, Worthing, Burgess Hill, and Birmingham.
Growing our Public Sector business is one of CBRE UK's five strategic priorities. The ultimate ambition of the local team is to create a national centre of excellence for development advisory work.
Key Responsibilities
1. Assist in coordination and management (project management) of major development instructions.
2. Provide advice on local, regional, and national real estate markets.
3. Assemble and work with multi-disciplinary professional teams to complete feasibility studies and business cases.
4. Conduct site searches to identify landowners/third-party interests.
5. Procure and oversee technical, legal and commercial due diligence prior to acquisition or sale.
6. Analyse funding and delivery options.
7. Prepare and manage soft market testing exercises.
8. Liaise with internal and external stakeholders.
9. Negotiate with third parties on issues such as land assembly, vacant possession, access, and rights to light; including the preparation of commercial Heads of Terms.
10. Work with senior team members to shape pitches and proposals.
11. Contribute to meeting the team's financial targets.
Person Specification/Requirements
1. Pro-active approach to sourcing development and investment opportunities; strong business development and network building skills.
2. Good client relationship management skills and comfortable presenting to clients.
3. Strong analytical and numeracy skills.
4. Good IT skills, including data rooms and proptech applications.
5. Good influencing and communication skills.
6. Good interpersonal skills, a genuine belief in collaboration, and a clear ability to lead and inspire others.
7. Ability to work autonomously and/or as part of a team as required.
8. Structured and innovative approach to problem-solving.
9. Strong attention to detail, commitment to achieving high-quality client deliverables, and hands-on involvement in the shaping and review of client deliverables and other outputs.
10. Highly flexible and adaptable to changing priorities and comfortable with environments of relative uncertainty.
11. Provide support to junior team members (e.g., APC candidates, work experience students, and apprentices).
